Si usas una LLC o un Trust para comprar propiedades residenciales en EE. UU. sin financiamiento bancario (Cash), las reglas del juego acaban de cambiar.
A partir del 1 de marzo de 2026, entró en vigor la nueva norma de FinCEN (la red contra delitos financieros) que busca mayor transparencia en el mercado inmobiliario.
¿Qué necesitas saber?
1️⃣ Alcance Nacional: Ya no aplica solo a ciertas ciudades; ahora es en TODO el país. 🇺🇸
2️⃣ Reporte Obligatorio: Se debe informar quiénes son los “Beneficiarios Finales” (dueños reales) de la LLC que compra.
3️⃣ Sin montos mínimos: En la mayoría de los casos, la regla aplica sin importar el precio de la propiedad.
¿Quién hace el reporte? 📝
Normalmente será el agente de cierre, abogado o la compañía de títulos, pero tú deberás proveer toda la información de identidad necesaria.
