I am literally about to stop doing open door property inspections altogether. It’s unreal the lengths they will go to to hide defects. They had a supply line leak in the laundry room. Of course it was caught late. They send a handyman out to just replace the drywall. I knew there was a problem immediately as my particle counter was going off the chart.. we took an air sample and for the first time in almost 9 years of doing this. There were so many spores on the trap overlapping one another that they couldn’t even get counts.. I call them and asked for the license of the Remediation contractor and he said the handyman did it . I said OK send me the handyman’s Remediation license. They never sent it so I search the guy by name and he’s not even licensed in anything. I Recommended a building forensics inspection, which would get the bigger picture and I could have went right back to do it and immediately gave the client a hard time saying this guys been doing this for 20 years and it’s “passed inspection.. I didn’t even wanna dignify that with a response. I just told them what he’s doing is illegal and reported him. there’s absolutely no telling how many people he screwed over and got sick or worse doing work like this .I asked for the report and never got a response 😂 what happened was they didn’t want the liability or invoice and offered a small credit at closing. I told him we can do the Remediation with our partner company but first we have to do the environmental assessment. sent them a proposal for The. Work didn’t even get a response. I tried to save it, but the client felt uneasy so I’m just glad I was able to better protect her investment. Every single open door inspection that I do the disclosure is worth nothing and some of the things that I find outside of what they thought was wrong with the house is absolutely insane . Money has completely jaded, peoples integrity, and focus. These guys really need to focus on the client and not turning it over cutting corners and saving a buck. Not to mention exposure to Mold overtime is deadly and 25% of the population is hypersensitive to mycotoxins, which is a metabolite defense mechanism chemical that is created by mold to attack and release under disturbance . The stuff can kill people or put them in a situation with damage to their bodies for the rest of their lives… it’s pretty obvious the house flooded so they sent somebody that has no idea what they are doing to handle a very specialized and acute job. The thing with Mold is you have to be precise and get it all at once. reproduction rates are 3 to 6 days and there’s a huge misconception with microbials. It’s not what you can see. It’s what you can when you see Mold that is the end product there’s a much larger problem. My buyer would have had absolutely no idea until it was too late and she’s stuck and dealing with a $15,000 Remediation on top of hospital bills or worse.. it’s just sad to see this stuff.. OK
