Happy National Teacher's Day to every single person doing the quiet, thankless, beautiful work of helping someone grow. 🤍

I'll be honest ... I didn't fully see myself as a teacher until I became one.

Not the planned kind. The figuring-it-out-as-you-go kind. The googling-curriculum-at-midnight, pivoting-on-the-fly, praying-this-is-working kind.

I homeschool my daughter Emma. And some days it is an absolute juggling act ... running multiple businesses, managing a home, trying to remember to take care of myself somewhere in between, and then also being her teacher.

It is a lot. I won't sugarcoat it.

But here's what nobody told me I'd get in return.

I get to see Emma for HER. Not who a classroom decides she is. Not a grade or a behavior report. Just her ... the way she thinks, the way she learns, the questions she asks that stop me mid-sentence.

That relationship? I would choose fiercely. Every single time. Without hesitation.

So today I'm celebrating every teacher, the ones in classrooms doing God's work, the ones homeschooling at kitchen tables in their pajamas, and every quiet guide helping someone become who they're meant to be.

Okay, so here’s something I’ve been noticing more of lately in Central Florida.

Homes sitting a little longer.

Not everywhere.
But enough to notice.

And it’s not because the market is “bad.”

It’s because buyers are slowing down a bit.
They’re comparing more.
They’re not rushing decisions the same way.

Which honestly… isn’t a bad thing.

It just means the homes that are priced right and feel right
are still the ones moving.

What I'm telling every client heading into May

April has been active but not chaotic. That's actually a healthy sign.

A few things worth knowing as we move into the final stretch of spring:

Sellers who haven't accepted offers by the end of April tend to be more negotiable in May. That's not a rule ... but it's a pattern.

Appraisals have been coming in at value more consistently than last year. That's good news for buyers concerned about gaps.

Inventory in the $450K+ range has grown in East Orlando. If that's your range, you have more options than you did 90 days ago.

School-year urgency is real. Families who need to be settled before August are starting to feel that clock. If you're one of them, the next 6–8 weeks are critical.

Real estate isn't a single market. It's dozens of micro-markets layered on top of each other ... by price, by neighborhood, by product type.

Knowing which one you're actually in changes everything.

Here's something most people don't realize: the best opportunities in spring often come in the second half of April through May.

Why? Because the buyers who panicked and moved fast in March are already under contract, or they overextended and pulled back.

The competition thins a little. And sellers who listed early and haven't gotten offers yet are starting to get flexible.

That's a window. And it's often quieter than people expect.

What you need to take advantage of it:

* Financing ready to go (not "almost" ready)

* A clear picture of your target neighborhoods

* An agent who knows what's actually available vs. what's sitting for a reason

April isn't over. And May is coming.

One of the most underrated parts of buying a home is the moment after the contract is signed.

You've made it through the offer. The seller said yes. And then ... nothing happens for a minute.

And that quiet is where a lot of anxiety lives.

The inspection hasn't happened yet. The appraisal is pending. The lender is still processing. You're in limbo with a very large decision.

This is normal. And knowing it's coming makes it easier.

What helps during that window:
* Stay off Zillow. You're under contract. Looking at other listings will only make you question yourself.

* Communicate with your agent regularly. A quick check-in costs nothing and keeps you from spiraling.

* Don't make major financial moves. No new credit cards, no large purchases, nothing that changes your financial profile for the lender.

* Trust the process. The inspection, the appraisal, the underwriting, these exist to protect you, not to derail you.

The $300K–$380K range is the most competitive segment in East Orlando. If that's your budget, you need to be the most prepared buyer in the room ... not the most hopeful one.

What "most prepared" looks like:

* Pre-approval letter from a lender who knows VA and FHA products (not just conventional)

* Clarity on your actual ceiling, what you can carry, not just what you qualify for

* A realistic list of must-haves vs. nice-to-haves

* Flexibility on closing timeline: sellers often prefer this over a higher price

The good news: there are still opportunities in this market. New pockets of inventory are opening in areas like St. Cloud, Kissimmee, and parts of east Orange County.

You don't need to compete with cash buyers. You need to be positioned correctly so you're competitive when the right home shows up.
