They must now also offer an experience.

Peter Sheehan, resident experience manager at 525 West 52nd Street recently put together 35 baggies of ingredients needed for a mixology class. Residents picked up the bags in the lobby then returned to their apartments to participate virtually.

Such amenities aren’t new to luxury apartments. Before coronavirus caused New York City to shutdown, Taconic Partners, 525 West 52nd Street’s developer, was spending $50,000 to $100,000 a year on amenities programming, according to vice president Andrew Schwartz.

Housing Trust Group could build more than 1,300 new affordable housing units on a site in Miami’s Overtown neighborhood.

HTG, a Miami-based multifamily developer led by CEO Matt Rieger, is proposing three versions of the affordable housing project. Rieger said in a statement that it’s seeking community input virtually or in person, if possible, this summer.

The short-term ground lease approved by Miami-Dade last month allows the developer to apply for financing, including low-income housing tax credits. The county would vote on a master development agreement at a later date, and the project is also subject to HUD approval regarding replacing existing public housing units. HTG expects to get HUD approval before the fourth quarter of this year, according to the release.

Miami-Dade plans to redevelop more than 7,700 public housing units under HUD’s Rental Assistance Demonstration (RAD) program.

Real Estate advice for the era covid-19:

Landlords:
Do what you can for your tenants, especially if they have lost their job.
Perhaps work out a deferred payment plan where they pay a reduced rate now and repay the shortfall, over time, when they obtain new employment.
Some rent is better than no rent. It will also be very difficult to find new tenants right now and, hopefully, the current tenants will keep the property in good condition with utilities running.
Contact your mortgage company, as many of them are offering forbearance (but not forgiveness) without additional fees or interest. Speak with your accountant and document lost rental income.

Tenants:
Keep your landlord informed of your situation, especially if your ability to pay rent changes.
Many landlords will try to work something out with you, but you can only make things worse by not communicating.
If you are not living at the property during the pandemic, remember to keep utilities running to prevent damage to the home in your absence.
Do not abandon the property without giving proper notice, as that can lead to legal implications in the future.
