The housing market is frozen:

53% of all US homes have lost value over the last year, the largest percentage since 2012, according to Zillow.

This is despite national home prices remaining unchanged on average YoY.

In Denver, 91% of home values have fallen from their peaks, followed by 89% in Austin and 88% in Sacramento.

Dallas and Phoenix follow at 87%, while San Antonio stands at 86%.

Nationally, the average decline in home values from peak levels is -9.7%, still far from the -27.0% decline seen in 2012.

The housing market is stagnant. Mortgage rates for main street continue to tick marginally higher. They would have to go much lower (sub 3%) to meaningfully spur demand again, in my opinion. That is not coming anytime soon.

US rent prices are declining at a historic pace:

National apartment rents fell -0.31% MoM in October, marking the steepest October decrease in over 15 years.

This also marks the 3rd consecutive monthly decline, as elevated supply continues to weigh on prices nationwide.

3 of the 5 largest monthly rent declines over the last 15 years occurred in August, September, and October this year.

At the same time, annual rent growth slowed to +0.8%, down from +1.5% at the start of 2025.

All US regions saw rent declines last month, led by the West with a -0.53% MoM drop. The South followed with -0.28%, while the Northeast and Midwest fell -0.24% and -0.18%.

The US rental market is cooling.

A 50-year term could cut monthly payments and open the housing market to a new generation locked out by high prices and interest rates.

No formal policy has been announced yet, but the concept is already sparking debate.

If implemented, this would mark the biggest shift in U.S. mortgage lending since the 1930s - changing how Americans think about homeownership for decades to come.

The US housing market is frozen:

Only 28 out of every 1,000 homes, or 2.8%, changed hands in the first 9 months of 2025, the least in at least 30 years.

The turnover rate has declined -38% since the 2021 peak, when 44 out of every 1,000 homes were sold.

By comparison, the rate stood at 40 per 1,000, or 44% higher, in 2019 before the 2020 pandemic.

The market is frozen due to a rate lock-in effect, where over 70% of homeowners hold mortgages with rates below 5%.

These owners refuse to sell into a 6%+ rate environment, while elevated home prices and borrowing costs have pushed potential buyers to the sidelines.

Fannie Mae predicts crucial mortgage rate changes are coming soon
Homebuyers are left with lingering questions as mortgage rate expectations falter yet again.

When inflation surged in 2022, the Federal Reserve raised interest rates to increase the cost of borrowing and deter spending.

Although mortgage rates were expected to steadily decline, shifting Fed policy, stubborn inflation, trade wars, wavering housing sentiment, and broader market unpredictability have put upward pressure on rates again.

Though 2025 and 2026 mortgage rate predictions remain fluid, even a modest drop in mortgage rates could be enough of a spark to reignite a tepid housing market.

Get the Tenant Mix Right (And Keep It Tight!)

Want to create long-term value in your center and save yourself future headaches? Start by making sure each tenant is in the right space for their use.

Do you have a destination tenant—like a physical therapist—camped out on an end cap? Or a seasonal tenant (hello, tax prep in April) taking up a prime spot year-round? If so, that’s a missed opportunity. Make a note and tuck it away… because when the right prospect comes along, you might just have a chance to reposition and upgrade.

ROCKSTAR TIP: Always check the lease before making any relocation promises. If they’ve got a huge build-out or relocation clause, you better know it before you offer that space to someone else.

Getting the mix right means impulse tenants belong in high-visibility spots, and destination uses go in the elbows. Simple shifts in placement can drive more traffic, boost co-tenancy synergy, and improve your center’s overall performance.
