What's the story with inventory? 🏠 Thanks in part to tumbling active inventory as well as a steady stream of buyers, months supply of inventory for single-family homes in Florida is about where they were two years ago. To refresh, the rule of thumb is markets that are greater than six months favor buyers, and less than six favor sellers. Of course, specific markets and price tiers present exceptions, but statewide this metric is currently at 4.5 months, down significantly from 5.4 months just a year ago. What the specific number is in any given month isn’t particularly relevant, what matters is the trend over time. For Realtors looking for a sense of market direction, keep an eye on where this metric is trending.
