Hello Friends! I’m here to report the weekly housing absorption update. Weekly sales pace is averaging 2,743 homes. It’s currently a sellers market with 3.1 months of supply. The number of available listings is at 35,433. As you can see compared with last week, the sales pace is slowing to 2,743 closings a week.

The housing market is reaching a state of normalcy. Appraisal and home inspection contingencies, and bidding wars have come to a stop. There are still home buyers in the market looking for a home!

Hello Friends! Reporting on the Weekly Housing Absorption Update for October 5, 2022. The numbers this week reflect a typical, slower September with 34,332 active listings. Sales pace is tracking at 11,668 closings per month, which puts housing supply at 2.9 months of inventory (up from 2.5 months two weeks ago).
Less closings last week due to Hurricane Ian. Some of the scheduled closings this week will reflect in next week's numbers.

If you or anyone you know has experienced damage during the storm we recommend taking the following steps:
1. If a home is habitable taking the following steps will expedite the claims process:

1. Safely complete any temporary necessary repairs to the cover property to prevent further damage from occurring.

2. Prepare a list of all damaged items

3. Take photos to document the damage to your property so the adjuster can complete an inspection of those items.

4. Keep all receipts for any repairs or additional living costs incurred as a result of the hurricane to provide to the adjuster for consideration.
