Acre Terra Seller's Myth Debunking!

There are a lot of misconceptions, myths, and misinformation around the selling and purchase of properties, and we would like to debunk some of them.

The myth for today is... "Bidding wars are just as easy as taking the highest offer" from our experience this could not be further from the truth, since the buyer giving you the highest price is not necessarily the best option. Sometimes as a seller, you may want to go for a slightly lower offer that gives you better terms. An example could be, a buyer that is willing to pay in full cash even if it ain't as high as other offers, it will prove more convenient that way, since you won't deal with the hassle of the financing or other associated costs.

There are a lot of misconceptions, myths and misinformation around the selling and purchase of properties, and we would like to debunk some of them.

The myth for today is... "Buyers will take any sky high ridiculous price", this is quite a common misconception nowadays due to the volatility of the current market, however it could not be further from the truth. Obviously there will be buyers who ultimately won't care about the price, but those are a rarity and challenging your own luck like that is just reckless. That is why, you need to properly research the current market, what are the average prices for your property and what kind of added value does you house has. From there, you will be able to workout a reasonable and appealing price.

There are a lot of misconceptions, myths and misinformation around the selling and purchase of properties, and we would like to debunk some of them.

The myth for today is... "Online Marketing is but a fool's errand", this is one of the biggest misconceptions new sellers have, especially if they are confident on their property and overall offer. But, do remember that most buyers start their search for properties online, if you do not provide detailed information of interest, nice professional photos and the like, no matter how great your offer is, no one will pay any heed to it.
So, do yourself a favor and take proper care of the online marketing bit!

Acre Terra Seller's Myth Debunking!

There are a lot of misconceptions, myths and misinformation around the selling and purchase of properties, that is the reason why today we start a new little series debunking some widespread myths and misconceptions seller's may have and could cause them to lose money.

The myth for today is... "Buyers will take on anything you offer, there is no need to spend on renovations", this is a common misconception between new sellers and be wary because making adequate renovations on the property will be one of your main selling points and will increase you chances of closing a deal. Don't waste money renovating every nook and cranny tho, make a proper budget.

Our tip for today is to make sure that when making an offer you are sure to secure some profit when making that investment don't rely only on the possible appreciation of the property or else you may be in for some substantial loses. Also is nice to keep in mind that a budget for maintenance expenditures will be required, most likely, especially if you plan on renting the property.

Our tip for today is to thoroughly check the criminality rates of the area you will be buying on. The reason is rather simple, no one will want to buy a house with high criminality rates specially high burglary or homicidal rates, so make sure you check on that before investing or you might be in for quite the ride.

Seller's remorse can be disastrous for deals and lead to situation that could put the dignity of all people involved on the deal at stake.

This is why it is really important to be sure that you will be able to manage yourself at the negotiation table with your possible buyers, otherwise it may be really difficult to close what could've been a great deal. So, today at Acre Terra we brought to you some tips to avoid said "remorse".

When going about selling your property you'll need the support of a Real Estate Agent, however, what happens when months go by and your property has yet to be sold? 🧐

Can you cancel out your contract like is nothing or are there fees involved that won't let you skidaddle out of such pickle... Well as a heads up, there are usually fees involved, of course these will only apply for the term that was initially agreed for the listing...
