Here’s what to look for before you make an offer 👇
1️⃣ Every curb is packed with cars
Drive the street on a weeknight when everyone is actually home. It could mean limited parking, high rental density, or more vehicles than the street was ever designed to handle.
2️⃣ Multiple homes showing deferred maintenance
One neglected yard is one neighbor. Five neglected yards is a pattern. Peeling paint and overgrown landscaping on your street affects your resale value whether you maintain your own home or not.
3️⃣ You only visited once
A quiet street at 11am on a Saturday tells you nothing. Go back at 7am on a weekday during school drop-off. Go back at 6pm during rush hour. The street you buy on should feel right at all three.
4️⃣ What’s sitting behind the home
An apartment complex. A commercial building. A busy road with a fence in front of it. These are resale challenges you inherit the moment you take possession — and they are very hard to price around later.
5️⃣ Noise you can’t unhear
Traffic, nearby businesses, a highway that doesn’t show up on the listing map. A 20-minute showing on a quiet afternoon won’t reveal any of it. Your neighbors will — just ask them.
