Curious about the real estate in the Oviedo, Florida market? Here are what single family homes are currently doing:

There are 61 pool homes active in Oviedo with a median price of $649,900 and 39 days on market.

There have been 90 pool homes sold in the last 90 days with a median price of $659,450 and 17 days to contract.

For non pool homes, there are currently 79 active with a median price of $549,900 and 46 days on market.

116 non pool homes in the last 90 days have sold with a median sales price of $440,000 and 22 days to contract.

Pool homes are seeing strong demand. In fact, the median sold price is slightly higher than the median active price, buyers are willing to pay a premium for homes with pools, especially seen during Florida's summer months. The fact that sold homes are going under contract in just 17 days while active homes are sitting for 39 days indicates that the desirable, well-priced pool homes are selling quickly, while overpriced homes may be lingering.
The non-pool market is more price-sensitive. The gap between the median active price and median sold price suggests some sellers may be pricing based on expectations rather than current buyer demand. Buyers are still active, as evidenced by 116 sales in the last 90 days, but they're being selective and gravitating toward homes that are competitively priced and move-in ready.
