A few years ago I helped an engaged couple buy their first home together. Now they're married with two kiddos and about to move into a brand new construction home in Oviedo to grow into.

📌 Florida homeowners, this one is worth knowing.

Lawmakers approved a property tax measure today, June 2, and it's headed to the November ballot. If voters pass it, the homestead exemption would rise from $50,000 today to $150,000 in 2027 and $250,000 in 2028. That's the part of your home's value that doesn't get taxed, so a bigger exemption means a smaller bill.

The part some posts are skipping: this only cuts the non-school portion of your property taxes. The school portion stays the same. It also only applies to your homesteaded primary residence, not rentals, second homes, or vacant land. And it's a constitutional amendment, so it needs 60% voter approval to pass.

For a lot of homeowners that could still mean real savings each year, which matters as affordability keeps getting tougher here in central Florida.

This came down to sellers who put in some effort up front (fresh paint, sparkling clean & staged) and marketing that actually works: professional photos + video, Zillow Showcase, targeted social ads, and blog posts + Google ads built so buyers could find it. Moving back to Central Florida into a brand new house with your closing costs paid? ☑️

This couple knew exactly what they wanted, they just didn’t know how to find it from another state. And if you’ve ever clicked through builder websites and gotten lost in “starting in the $400s” and “coming soon in 2026,” you know what we mean.

So we made a plan! I pulled a list of available and coming-soon new construction communities that fit what they were looking for, and we compared the incentives side by side (closing costs paid, interest rate buy-downs, appliance packages). Then we got to the fun parts like picking the lot, the elevation, and the design options.

Now they’re back in Georgia packing and waiting on their virtual closing, so when the moving truck pulls up they can grab the keys and walk right into their brand new home!

I’ve always thought they should feel easy, welcoming, and, honestly kind of fun! Potential buyers (and curious neighbors 😂) should be able to imagine their life there and ask questions without pressure or feeling like they're being 'sold' to.

So this past Valentine’s Day, I added a small a flower bar as thank you to everyone who took the time to stop by and it turned into such a sweet afternoon packed with great people and easy conversation.
