Here in Florida, we may not be pulling out the sweaters just yet 😂 but September is still a great time to give your home some attention after months of summer heat, humidity, rain, and storms.

A few simple maintenance tasks now can help prevent bigger and more expensive surprises later. Clean those gutters, check the roof, give your AC some love, look for moisture, and take a walk around the exterior of your home.

Before making an offer, I encourage buyers to experience the neighborhood at different times, research future development, review HOA information, and pay attention to drainage after Florida rain. 🌧️

The house matters, but so does the drive to work, the evening noise, the nearby construction, and how the area feels when you come home.

For me, it’s the natural light, a front door with a little drama, a kitchen that actually has personality, smart storage, a peaceful backyard, and of course… enough room for the cats. 🐱❤️

When it comes to real estate, more square footage doesn’t always mean more value. 🏡📍

Location plays a huge role in what buyers are willing to pay. Proximity to schools, commute times, nearby restaurants and amenities, neighborhood appeal, and future development can all influence a home’s value just as much, if not more, than its size.

You can renovate a kitchen or add more living space, but you can’t change where the home sits. That’s why I always encourage buyers to think beyond the house itself and consider the lifestyle and long term value that come with the location.
