Compare a condo vs single-family home across six categories:
1. Total monthly cost
Condo: dues, unit insurance, possible mortgage insurance, and utilities.
House: insurance, utilities, and a realistic monthly repair reserve.
2. Major repair exposure
For a condo, review the reserve study, budget, planned projects, insurance, deductible, and special assessments.
For a house, inspect and price the roof, exterior, HVAC, plumbing, and drainage.
3. Control
Condo rules may affect pets, rentals, parking, renovations, and exterior changes.
A house gives more control but local rules still apply.
4. Time
Estimate hours spent on yard work, snow, exterior care, and coordinating repairs.
5. Privacy and space
Compare shared walls, outdoor space, storage, parking, and guest needs.
6. Resale audience
Ask how each property type sells locally and what fees or condition issues buyers scrutinize.

Have your realtor or attorney evaluate condo docs ( the bylaws ) and inspect the house before deciding which tradeoff fits better.
