📊 August Market Update

August brought some interesting shifts across the Lower Cape — and another reminder of why the headline numbers don’t always tell the full story.

Orleans saw more sales but a significant drop in median price, largely driven by the mix of homes that changed hands.

Chatham’s luxury segment remained active, while Harwich delivered a relatively steady month with homes continuing to move quickly.

My favorite restaurant for a special night on Cape Cod ✨

For me, it’s The Ocean House in Dennis Port. Right on the water, it combines beautiful views with consistently excellent food and an Asian-fusion twist.

On a summer evening, the outdoor Beach Bar is also a fantastic spot for a cocktail on the water.
It’s elegant without feeling overly formal—and the kind of place that always feels like an occasion.

In fact, it’s exactly where I’d send my clients to celebrate a Cape Cod closing. 🥂🏡

So incredibly happy for our buyers who now get to turn this beautiful waterfront home into their own.

The ocean is part of everyday life here — stunning views from almost every room, a home office where working might actually be a pleasure, and a bathtub with a view that feels like a little luxury all on its own.

But the best part has to be outside: a beautiful deck overlooking the water with a path leading straight to the beach. Morning coffee, long summer days, sunset dinners… all just steps from the sand.

July brought a noticeable shift in the Lower Cape market.

Buyer activity picked up compared to last year, but each town tells a different story. Orleans saw a surge in sales while prices remained stable. Chatham experienced more modest sales activity but significantly higher median prices, driven by the luxury market. Harwich recorded solid activity as well, while the median sales price declined 16.1% year over year.

While we only saw a few closings in Orleans during January and February, Chatham actually showed 15 sold listings at all price points and notably mostly in category >$1m.

Similarly most of the 11 new listings were listed over >$2m of which 3 are already under contract.

Well, that was quite the week for all of us on the Cape. I truly hope that everyone is safe and sound and has their power back!

The real estate market has been traditionally fairly quiet in January and February and the storms certainly didn’t help. So I combined both months in my update.

In Orleans we saw only 6 closings but 13 new listings of which 6 are already under contract. We are all hoping for the spring market to start sooner than later.

Nature 💨was not kind to us this week but at least we get to witness gorgeous sunsets this winter. 🌅

DO YOU FEEL THE SAME?

I always get so excited for the first snow each winter. Especially on the Cape it is (at least it used to be) so rare to get a real good snow storm. So I fully embraced it in mid December. Enjoyed the calm and comforting atmosphere - so beautiful for the holidays. 🎄

Also for New Years it was lovely to walk the dogs in fresh snow (that is when the picture was taken with big smiles😍).

But now - at the end of February with a blizzard on the horizon - the romance is gone. Now it feels like everybody just wants to get through it and over with it!

So let’s all charge our devices, have some lights handy, our snow blowers filled up and hope for the best ❄️🙏🏻❄️ Bring it on!!
