If you’re buying a condo or a home in an HOA community, you may hear the term “special assessment.”

So, what does it mean?

A special assessment is an additional charge that an association may require from owners to help pay for a major expense that isn’t fully covered by the association’s regular budget or available reserves.

For example, an association may need additional funds for things like:

🔹 Building repairs
🔹 Paving or other community improvements
🔹 Major maintenance projects

Depending on the association, owners may be required to pay the assessment all at once or through scheduled payments.
