**Why Florida Homeowners Keep Getting Surprise Insurance Bills**

If your homeowners insurance renewal made you do a double take this year, you're definitely not alone.

Owning a home in Florida means more than worrying about hurricanes. It also means understanding what your insurance actually covers before you need it.

Here are a few things that surprise homeowners all the time:

• Flood damage is not covered by a standard homeowners insurance policy. Even homes outside high-risk flood zones can flood after heavy rain.

• Your roof's age matters. Many insurance companies reduce coverage or increase premiums as roofs get older, even if they're still in good condition.

• "Replacement cost" and "actual cash value" are very different. One pays to replace what's damaged. The other factors in depreciation, which could leave you paying much more out of pocket.

• Wind damage deductibles are often separate from your regular deductible. That surprise catches a lot of homeowners after a major storm.
