GREAT NEWS for COMMERCIAL RENTERS!!! Your Net Income will INCREASE 2.5% beginning October 1, 2025 if you are in a commercial lease. Your total Commercial Rent just got reduced by 2.5%!!

The FL Legislature late last night passed House Bill 7031 that includes the complete elimination of the Business Tax Rent (BTR) which includes both State and Local Sales Tax. It is currently 2% to the State and .05% to Volusia County. Here is the link to the Bill if you wish to read it.

This Tax has been a bone of contention of mine since I got into commercial real estate in 2005. To me it's just criminal..... commercial rents included paying Sales Tax on Real Estate Taxes. Taxing the Tax is what has been done. It has been gradually reduced since 1/1/2018 from 6.5% to 0% (10/2/2025).

More exciting news for Volusia County residents! 🚗🌴
Starting October 1, you'll be able to drive on the beach without having to pay a fee! All you need to do is register your vehicle online to enjoy your beach drives without the fees. The link to register will be released soon.

Non-residents will still need to pay $30 for a daily pass or $150 for an annual pass, plus taxes and fees. If you already have an annual pass, you'll be automatically transitioned into the new system until your current pass expires. For more information visit https://bit.ly/EliminateBeachDrivingFees 🌊🚙

Starting Monday, August 12, FDOT contractors will be working on a new median divider at the intersection of Washington St and Granada Blvd. This project will last for up to 8 weeks.

🕒 When: Nights starting August 12 for up to 8 weeks
📍 Where: Intersection of Washington St and Granada Blvd
🔀 Detour: North-South traffic on Washington St will need to use Ridgewood Ave

East-West traffic on Granada Blvd will be unaffected.
