It does NOT mean homes aren’t selling. It means today’s buyers have more choices, are taking their time and are paying close attention to price, condition and value.

If you’re considering selling, the first few weeks on the market are especially important. Proper pricing, strong presentation and consistent marketing can make the difference between attracting serious buyers and watching your home sit while competing properties sell.

Every neighborhood—and every home—is different. A countywide statistic is helpful, but it doesn’t tell you exactly what’s happening in DeLand, Deltona, DeBary, Orange City or your specific neighborhood.

🏡 One question I wish more buyers would ask BEFORE we start looking at houses…
“What will my TOTAL monthly payment be?”
The price of the home is only part of the picture. Your monthly payment may also include:
• Property taxes
• Homeowners insurance
• HOA or condo fees
• CDD fees
• Mortgage insurance, if applicable
Two homes with the same price can have very different monthly payments—especially here in Central Florida.

This one is such a great reminder of how powerful referrals and relationships can be.

This like-new build officially has new owners, and I am so grateful we made it to the closing table.
