How much equity do you have in your home? If you purchased before 2020, you likely have a good amount - as many homeowners have been discovering for themselves! Many are choosing to reinvest their equity into home projects - are you working on anything interesting?

Condo monthly fees have gone up quite a bit since 2020. How can you be sure that the condo you are considering is using their funds appropriately for their reserves funds?

Starting in 2027, lenders will require reserves funds to be 15% of budgeted income. This is not a state mandated amount, but it is a good rule of thumb for keeping property values up and keeping options open for future sales.

Condos have two options:
1. fund reserves fully, which often means annual increases to the monthly assessment
OR
2. underfund reserves (which requires a vote by the owners) and expect regular special assessments to make up the difference when projects come up

There is no scenario when a condo keeps their monthly assessments low AND have no special assessments. It just depends on the preferences of the homeowners. If you see a condo where it seems too good to be true, it probably is. While your realtor is not an accountant, we can point out red flags or things to consider more closely.

If you are shopping for a home, ask your Realtor about insurance. If they have no clue, call your insurance agent and have them run numbers! I have seen many mortgage payment estimates come across my desk with wildly inaccurate insurance costs, which can derail plans and contracts. Don't be surprised after you go under contract!

We know our area very well, including general guidelines for insurance that can greatly help buyers and their lenders put together realistic budgets. And we also always recommend buyers get their insurance quotes during their inspection period so everything is finalized well ahead of closing day!

Curious about the market in Ormond by the Sea? If you've asked me recently, I've had to distinguish between homes and condos because they are no longer similar at all! Single-family home inventory is down, which means there is more competition with buyers, and homes are moving a lot faster than condos.

But condo owners, take heart! While there is a lot more inventory and competition, condos are going under contract month-to-month. Pricing, staging/photography, and patience will get you to the finish line!

I love DIY. Who doesn’t? But there are some things best left to the professionals!

Our biggest “oooohhhh…should have called the professionals” was when we insulated our attic ourselves…but the machine disconnected and blew insulation EVERYWHERE 😂😂

So you have a home inspection coming up… What kind of things should you be most concerned about? Your home inspector will be looking at all the systems like the appliances, HVAC, plumbing, electrical, roof, etc. Here are my three big red flags for possible bigger issues to be concerned about.
