This beautiful Plantation Bay home received an offer on DAY ONE and went UNDER CONTRACT on DAY TWO!

When my seller and I first talked about listing, one of her biggest concerns was actually selling too quickly. They are purchasing another home here in Plantation Bay, and she was worried about what would happen if their home sold before they were ready to move.

Well… that is exactly what happened. 😊

But this is also where having the right people working together matters. Through collaboration with the buyer’s agent, we were able to negotiate a simultaneous closing on both homes, along with a post occupancy agreement allowing my sellers to remain in their current home until their new home is ready.

A day one offer. Under contract on day two. And a plan that allows my sellers to make their move without being caught in between homes.

I couldn’t be happier for them!

If you received one of my postcards recently about 910 Creekwood Dr in Plantation Bay going under contract in just 16 days, there’s another part of that story I think is important.

Another Plantation Bay home officially sold! I was so happy to represent both the seller and the buyer of 1169 Kilkenny Lane.

This closing is especially meaningful because of the story behind it. The home had previously been on the market for nearly two years. When the seller began interviewing Realtors, I was one of three she considered.

I walked away from our meeting fairly certain I would not get the listing. I had been very honest about what I believed needed to change, and I could tell some of what I shared was difficult to hear. A few days later, she called and told me she wanted me to be the one to list her home.

Together, we made the necessary changes. Presentation, staging, positioning, pricing, and marketing all played an important role in getting it sold. At closing, my seller told me she wished she had found me more than a year ago. That meant so much to me.

I was also honored to help an out-of-state buyer find her new home here in Plantation Bay. Helping someone discover this community and begin their next chapter here is always special.

One of the first things I tell sellers is: please don’t start spending money on your house before we talk.

It’s so easy to assume you need new flooring, fresh paint, an updated bathroom or a long list of projects before putting your home on the market.

Sometimes those things make sense. A lot of times, they don’t.

One of my favorite parts of preparing a home for sale is walking through it with my sellers and looking at it through a buyer’s eyes. What should we change? What can we simply rearrange or style differently? Where would spending a little make a meaningful difference? And just as importantly, what should we leave completely alone?

My goal is never to have my sellers spend the most money. It’s to help them spend wisely and make the strongest first impression possible.

This is also where my love of staging and my Realtor side really come together. Sometimes a few thoughtful changes can completely change how a home feels without a major renovation.

So if selling your Plantation Bay home is somewhere on your radar, even if it isn’t until next year, talk to me before you start your project list.

That’s how quickly 910 Creekwood Drive went under contract here in Plantation Bay.

I’m thrilled for my sellers, but there’s another part of this story I think is worth sharing.

A home going under contract doesn’t start the day the listing goes live. There is so much that happens before that. How we prepare the home, how we present it, where we price it, how it photographs, how it’s marketed, and ultimately how we get the right buyers through the door.

Those things matter, especially in today’s market.

Over the next couple of weeks, I’m going to share a little more about what went into getting this home ready for market, along with some things I think are helpful for Plantation Bay homeowners to know if selling has crossed your mind. Whether that’s now, six months from now, or sometime next year.

And if you’re simply curious what your Plantation Bay home might realistically sell for today, I’m always happy to have that conversation. No pressure to sell. Sometimes it’s just helpful to know.
