🏡 July 2026 Ormond Beach Real Estate Market Update

July’s numbers show that Ormond Beach is not a single market. Activity varies considerably by location and property type, and these differences matter when establishing a price or preparing to make an offer.

In 32174, single-family homes recorded:
• 4.28 months of inventory
• 97.92% sold-to-list-price ratio
• 71 median days on the market
• $413,650 median sold price
The median sold price increased 6% from June, but homes also took 31% longer to sell. Buyers are still purchasing, yet they are taking their time and paying close attention to price, condition, insurance costs, and overall value.

In 32176, single-family homes recorded:
• 3.85 months of inventory
• 95.77% sold-to-list-price ratio
• 38 median days on the market
• $428,875 median sold price
Homes in 32176 sold more quickly than the previous month, while the median sold price increased by 6%. However, the lower sold-to-list-price ratio tells us that negotiation remains part of today’s market.

The 32176 condo and townhome market tells a very different story:
• 14.17 months of inventory
• 94.54% sold-to-list-price ratio
• 35 median days on the market
• $405,000 median sold price
With more than 14 months of inventory, this category remains firmly in buyer’s-market territory. The 80% monthly increase in median price should be viewed carefully because condo statistics can change dramatically depending on the number, location, and price range of the units that closed during the month.

What does this mean for you?

Sellers need more than a “for sale” sign. Accurate pricing, strong presentation, and a well-planned marketing strategy are essential. Buyers have choices and room to negotiate, but the best-positioned homes can still attract attention and sell successfully.

Perseverance, Partnership, and a Successful Closing

Some sales come together quickly. Others require patience, persistence, and the right people working together. This was one of those transactions and today, we officially closed!

This condo is located in a well-maintained building with a dedicated HOA board that has worked diligently to protect the property and its owners. The building has successfully completed its required inspections, and the association continues to do what is necessary to keep everything in excellent condition.

Even with those strengths, this was a challenging property to sell. The condo market is currently a severe buyer’s market, with buyers having many options and considerable negotiating power. In addition, the building does not permit short-term Airbnb rentals. While that helps preserve a quieter residential atmosphere, it also significantly limits the number of potential buyers and investors.

We stayed the course, continued marketing, and remained focused on finding the right buyer. With perseverance, a cooperative and highly capable buyer’s agent, and the outstanding work of Lighthouse Title, who superbly managed the transaction from contract to closing, we made it to the finish line.

This closing is a wonderful reminder that difficult does not mean impossible. It takes realistic expectations, consistent effort, strong communication, and a team of professionals committed to solving problems along the way.

Every Home Has a Story… This One Came Full Circle
