This is a question from Michelle C. “Hi there. I have a quick appraisal question: What percentage would you discount a home that’s in a flood zone A compared to a comp that’s in a flood zone B?

This is how it is supposed to work.... Take several sales in each flood zone and extract that adjustment. There is no set adjustment because all/most areas are different. It's like a home with a newer roof vs. a home with an old roof. The same methodology must be utilized. I have always taken the time to do these extractions and sometimes it is a significant amount and sometimes it is not. I hope this helps. If you are buying, take the cost of the flood insurance and make it part of your offer. Thank you for the question. Steve

A very happy client.

Our business has exploded supporting or arguing appraisals. The latest assignment was for a homeowner that was upset with the value reported by the bank's appraiser. He hired us to review the report for inconsistencies. We could tell right away that the appraiser probably did not know the neighborhood very well. All of his sales had inferior Gross Living Area (GLA) except for one... his #2 sale. I found several mistakes in the report but one mistake was crucial. The only sale which bracketed the GLA (needed in order to support GLA adjustments in a report) was reported incorrectly. The sale was actually among the smallest of all sales utilized and brought that adjusted price for this sale up $22,200! But most importantly, it discredited the GLA adjustments for all comparable properties utilized. The chances of the report making it through underwriting were slim to none. I gave the homeowner three options to deal with this problem. In the end, he upgraded the consultation to a full appraisal because he realized that a $450 appraisal fee will recoup him $10,000-$20,000 or more! Calculate THAT return!
