What living different parts of the world in different phases of my life has taught me about real estate:

After living in Vancouver, Canada, Denver, Colorado and Tucson, Arizona, one thing became clear: real estate isn’t just about the home itself — it’s about the lifestyle you want to create, the stage of life that you are in, and the memories you make along the way.

Vancouver was the prefect place for me as a bachelor.

My little 500 sq ft one bedroom, one bathroom condo afforded me the walkability in a bustling downtown with restaurants, bars, and access to great walking and biking trails, parks and stunning beaches.

Denver was a great place for my wife and I as we grew together in our marriage before kids.

We bought a new construction 2 bedroom, 3 bathroom townhome in a trendy area just steps away from lots of the local hotspots, but also in an area that still felt like a neighborhood with old Victorian style houses mixed with some new construction.

It was the right size for us, our two dogs and guests visiting from out of town.

Tucson has been the prefect place for our lives raising a family. We live in a quiet, safe neighborhood in a great school district, and easy access to hiking and grocery stores.

Is now the right now to sell your home?

During our “COVID market boom”, the answer for most people was a resounding ‘yes’.

Values were up, interest rates were historically low and demand was sky high.

As long as you had a place to move, you could pick your buyer from multiple offers and structure terms that met your financial and scheduling goals.

Things are not as clear cut for home owners today.

The market has balanced, interest rates are higher and buyers typically have more inventory to choose from.

Does this mean you mean that you should wait to sell and try and ‘time the market?’

Not necessarily.

It’s nearly impossible to know what future market conditions will be, but the answer on whether or not to sell your home does require careful consideration.

During our last market upswing, many people sold their homes because the environment was too lucrative not to.

In other words, there were no real motivating factors to sell outside of ability to maximize their taken home pay.

More than ever, real world factors need to be considered when selling your home to make sure it’s the right decision.

Do you need a larger home? Are you downsizing? Do you want to be closer to family?

Just as importantly - what do the finances look like for your current home, and the next one you are buying?

I met Mary and her husband, Nate over six years ago when they asked me to help them purchase a home.

They were relocating to Tucson for Nate’s job and needed to find a home quickly to get settled in time for Nate to start work.

Our market conditions were very different in Tucson back then; we were in a bidding war environment with little breathing room for home buyers to make a decision on a property.

After some strategic negotiations and a little bit of luck, we secured them a beautiful home in the Tanque Verde Valley.

A few years later, Mary and Nate sold their home for a nice profit and relocated to New Mexico.

I was confident that our chapter together had closed.

Fast forward to earlier this year when, to my surprise, I received an e-mail from Mary that her and Nate were returning to Tucson and they wanted me to help them find another home!

We connected nearly every day, discussing different home styles and the areas they were considering.

They ultimately decided that the Catalina Foothills would be the best place for them for its proximity to the mountains and amenities.

Do you know what you’re signing when buying or selling a home?

The world of real estate has made it very easy for people to quickly breeze through legally binding documents and electronically sign them with a click of a mouse.

But have you read and understood the contract you are getting into with either your Realtor or the buyer or seller on the other side of a transaction?

To make sure my clients have an understanding of exactly what they are signing, I accompany each document packet with an e-mail overview covering the key points of the purchase contract, listing agreement and disclosures.

I make sure they know where to look for the contractual timelines, requirements, and risks along the way and of course, I am there to field questions, and walk them through anything that needs clarification along the way.

We have made it so convenient to easily enter into legally binding contracts for the biggest purchase in most people’s lives.

A very important part of my job is to make sure that my clients know and understand exactly what they are signing and what to expect at all stages of a transaction.

The increase in home insurance prices could cost you your home purchase, and possibly even your earnest money.

Whenever you a purchase a home in Arizona, you need to obtain home owner’s insurance and have that policy in place before you close on your home.

Typically, home buyers will wait until after the inspection and the appraisal period before shopping for policies.

However, with the sharp increase in home insurance policies, many home buyers are now discovering late in the game that the added cost of home insurance is putting their loan qualification at risk.

When this happens, there is a real chance that they won’t be able to purchase that home, and worse yet - the Seller may have a right to come after the Buyer’s earnest money.

How do we solve this problem?

Our purchase contract has a time window for a home buyer to shop for and obtain insurance, which is at the beginning of the contract during the Buyer’s 10 day due diligence period.

If you find that the cost of insurance will exceed what you can otherwise afford during that time period, you have the right to cancel the contract and get your earnest money back.

With the increased costs of home owners insurance, completing this very important step early in the contract process is now more important than ever.

Doing this at any other point may jeopardize your earnest money.

Teri was referred to me by a past client.

She was already working with another Realtor, but was growing frustrated with the lack of service she was receiving.

I had worked with Teri’s friends on a recent home purchase, and when they found out she was looking for another Realtor, they sent her my way.

Teri and I hit it off on our first consolation.

She was looking to make a move in a few months and wanted to be in Oro Valley in a home with privacy and updates.

A nice backyard with some space not looking into the neighbor’s yard was also important to her.

After several weeks on the road, we were starting losing hope.

We had seen every home that Teri liked, but unfortunately none of them were a good fit.

I then learned about a home that just hit the market which turned out to be the prefect fit.

There was just one problem - We had competition and needed to move quickly.

After our showing, we secured the home within 24 hours, and ensured that her closing date lined up with the end of her lease, giving Teri her plenty of time for a relaxed and seamless move.

Today, Teri is enjoying life in her beautiful Oro Valley home.

The rules of real estate compensation are changing…again

In August 2024, the real estate compensation structure changed for buyers and home owners.

Home owners had the option to either offer a fixed compensation to a cooperating agent who brought them a buyer, or offer a variable compensation based on the strength of the of the offer presented.

This month, this structure will be changing again.

Going forward, the home owner’s option to offer a fixed amount of compensation when listing their home will go away, and only the variable compensation model will be available.

This, in my opinion, is a good thing.

Statistics have shown that, time and time again, it is not the level of compensation offered by a home owner that dictates whether a home sells quicker or not; it is the first and lasting impressions of the home and how well it is positioned in today’s market.

A variable compensation model gives home owners the flexibility and control for the compensation they are offering, while also ensuring that the buyer’s agents are providing value to their clients and earning their worth.

I met Tim and Jody last year when they were getting their Tucson home search started.

They were visiting from Colorado and looking for a winter home to get away from the cold for a few moths.

They loved the Sabino Springs golf community in the Tanque Verde Valley, but unfortunately there was nothing on the market that met their needs.

Tim and Jody were looking for a larger home to host family with southwest flair, a pool, and facing the golf course.

While they were away for the summer, I searched high and low to find them the perfect home.

We spoke regularly about the available inventory and the off market homes I was able to identify but despite our efforts, none of them were a good fit.

As Tim and Jody’s return trip to Tucson approached, the perfect home came on the market that met all of their needs.

We toured the home and after some tactful negotiations, we secured it for below asking price.

They returned home after their offer was accepted, and I coordinated inspections and escrow tasks on their behalf. ��I made sure everything stayed on track and their interests remained protected from start to finish.

Tim and Jody successfully closed on their home a few weeks later and returned to Tucson to begin their winter season in the desert.
