Do you know the GLA (Gross Living Area) square footage of your residence? If so, how accurate is it? There are new standards in the industry that we, as appraisers, have to follow. If you have plans on refinancing or selling your home, you should know what the square footage of your home is BEFORE start any proceedings. In many cases, we are seeing a change in the GLA of properties from what is reported on public records with some results showing the GLA is smaller and some the GLA is larger than what is shown on public records.
We are required (by Fannie Mae) to use the Square Footage-Method for Calculating: ANSI Standard Z765-2021 (American National Standards Institute) when performing interior and exterior inspections effective April 1st, 2022.
