👉Perks of hiring a home inspector

✨1. To protect your investment✨
- When hiring home inspectors, you can be sure that the house you're buying is secure and safe. It not only prevents you from having to make a lot of repairs after you move in, but it also guarantees that the house you enter is secure enough for you to live in. In addition, purchasing a property is a significant financial commitment, so you should pay extra attention to the small print.

✨2. To Better Forecast Future Expenses✨
- This is another reason why hire a home inspector. They are certified and trained to see issues even at an early stage. So, when you study their report, you can get an estimate of the costs that the house might need at present as well as in the near future. All of it contributes to better planning and budget preparation.

✨3. Referrals and Reviews✨
- These can tell you a lot about a certain home inspection company. Also, you can get a good idea about their reputation and experience while reading genuine reviews and considering referrals before you hire them.

👉6 things home inspectors wish you knew✨

These things home inspectors wish you knew can help sellers prepare for a home sale and make buyers aware of maintenance issues that affect how your home ages.

✨1. Check Your Water Heater
There should be a drain line connected to the TPR valve on your water heater according to James Porter of Access Home Inspections.

✨2. Look for Leaks
It’s a good idea to do your own walk-through before your inspector comes so that you’re not surprised by any repairs that are needed.

✨3. Keep Your Rain Gutters Clean
Your gutters control the flow of water from your roof and protect not only your foundation, roof, insulation, and walls, but also your lawn.

✨4. Kitchen Range Safety
Check your range for this important safety feature.

✨5. Cover Your Electrical Wires, Outlets, and Switch Boxes
They have to be covered. It doesn’t just look better, it’s required.

✨6. Check Your Dryer Vent
Checking and cleaning your dryer vent should be on everyone’s regular maintenance list — even if you aren’t prepping for a home inspection.

🔥Here are 5 facts about home inspections that you need to know.

✨1. You should attend your home inspection
That way they can be sure they’re being thorough and answering any questions the buyers might have. If they identify any problems, they can point these out to you in person and maybe even recommend a professional who can do the repair work.✨

✨2. You’ll need to pay up
The average price of an inspection is about $300, depending on the size of the house. It may seem steep, but what you're really buying is peace of mind. Your inspector could uncover a major flaw that can't be seen with the naked eye. You may even walk away from a property that could cost you thousands.✨

✨3. You can negotiate the cost of repairs with the seller
Some repairs are relatively minor. When we bought our house, our home inspector told us we needed to install a radon mitigation system and repair a few windows with broken seals.✨

✨4. Generic home inspection checklists can help you prepare
These can help you become familiar with what an inspector might be looking for. Find them here, here, and here.✨

✨5. When you’re ready to purchase, schedule your home inspection as soon as possible If there are any major issues with the home, you’ll want to know right away so you can make an informed decision about whether to buy it or not.✨

✨What’s included in the home inspection report?✨

A 🏠home inspection report is a valuable tool⚒ that can give you an array of information on your new home, expose potential problems, and address hazards that aren’t easily seen by an untrained eye. So, what’s included?

👉The home inspector will visually inspect the roof for damage, including shingles, gutters, downspouts, skylights, chimneys, and ridge caps, and evaluate for any potential roof penetrations. You’ll also get an overall grade on the general condition of the roof.

🔥To ensure your home is breathing well and is maintaining a good level of efficiency, the home inspector will evaluate the condition and operation of the insulation and ventilation in crawl spaces, attics, and foundation areas as well as any exhaust systems.

✨Common Home Inspection Myths✨
1. Home inspectors help you negotiate
- Absolutely False.
👉Home inspectors are not experts in negotiations, nor have they ever negotiated. You should always consult home inspection findings with your real estate agent to better understand how to negotiate items in the report.

2. You should give your home inspection report to your insurance agent
- False statement.
👉A home inspection report is YOUR REPORT. You paid for it. Insurance companies have no right to your home inspection report.
