But neither is waiting with no plan.

Things like:
poor water pressure
not enough outlets
bad natural light in the wrong rooms
windows that stick
a garage that does not function the way you thought it would
These are the kinds of details that can quietly chip away at how much you enjoy living in a home.

That is why I always say this to buyers: do not just tour the house. Test the lifestyle.
Open the windows.
Check the locks.
Walk the lot lines.

Most first-time buyers think the big question is:
“Can I get approved?”
But the smarter question is:
“Which loan makes the most sense for my situation?”
FHA can be a strong option for buyers who need a lower barrier to entry. It can help if your credit is not perfect yet or if you are working with less saved up.
Conventional can be a better fit for buyers with stronger credit who want lower long-term costs and the chance to remove PMI once they reach 20% equity.
Neither loan is automatically better.
It depends on your numbers, your goals, and your timeline.
That is why buyers get confused so easily.
Not because they are bad at this.
Because there is a lot of information, and not all of it is explained clearly.
