Wednesday says no to treating the inspection period like a second chance to rewrite the whole deal.

Buyers should absolutely take inspections seriously. If there are safety issues, defects, moisture concerns, structural problems, pest issues, system failures, or big-ticket surprises, those things matter.

But the inspection period is not usually the best time to ask for every upgrade, cosmetic preference, or item that was already obvious when the offer was written.

Strong inspection negotiations are based on actual findings, context, and strategy.

A good offer should be written with the known condition of the home in mind from the beginning.

A home’s list price is important, but it is not the only thing that matters.

Sometimes the real story is motivation.

Why is the seller moving? How long has the home been listed? Have there been price reductions? Is the seller trying to time another purchase? Are they testing the market, or do they actually need to move?

That context can completely change how a buyer should look at the opportunity.
