🍂 I’m just going to say it: fall might be the best time to visit Lake of the Ozarks.

Summer gets most of the attention, and understandably so. But once the temperatures cool down and the summer crowds thin out, the Lake doesn’t shut down. It just changes.

The golf courses are surrounded by fall color. Local businesses fill the calendar with boutique crawls, festivals, wine dinners, live music and seasonal events. Restaurants start changing up menus and specials. And sometimes a simple dinner with friends becomes the whole evening instead of something squeezed between twelve other summer activities.

There’s also something to be said for actually slowing down enough to enjoy the Lake instead of trying to fit an entire summer vacation into one weekend.

And if you’re considering buying a second home, retiring here or eventually making Lake of the Ozarks home, I think visiting during the “off-season” is incredibly important.

📚 New in The Lake Lifestyle Series: Main Channel vs. Cove Living

When you're shopping for a lakefront home at Lake of the Ozarks, where the home sits on the water can matter just as much as the home itself.

🌊 Main channel: Those big, beautiful Lake views can be hard to beat, along with quick access to open water. But Lake of the Ozarks accommodates some BIG boats, and with them can come big wakes. That can mean more movement and wear on your dock and rougher water for swimming and other activities.

🛶 Cove: More protected water can be ideal for swimming, floating, fishing, kayaking, paddleboarding and spending the day around the dock. But head too far back into a shallow cove and water depth can become a very important consideration, especially depending on the type of boat you own.

And then there's the cove mouth, where some buyers try to get the best of both worlds.

Does the Lake real estate market shut down when summer ends? Not even close.

It's one of the biggest misconceptions I hear about real estate at Lake of the Ozarks.

Yes, the weekend crowds start thinning once school begins and summer vacations wind down. But the buyers who are still shopping? They're often the ones who are serious about making a move.

And the numbers tell an interesting story.

Through June 2026:

🏠 3,254 transactions across the Lake market, up 14% from 2025
💰 $1.42 BILLION in sales volume, up 24%
📈 Average sale price reached $436,988, up 9%
🔑 Residential inventory increased 8%, giving buyers more options

And here's my favorite statistic:

RE/MAX Lake of the Ozarks recorded 1,262 showings in August 2025, 1,026 in September and another 860 in October.

The market doesn't disappear after Labor Day. It changes.

For buyers, that can mean more inventory and fewer casual summer shoppers.

For sellers, it can mean an opportunity to stand out in front of buyers who are still actively looking.
