Fresh options hit the market this week, with 27 new homes listed (up +9 from last week). Closings stayed very strong at 26 sold properties, while pending contracts slowed down to 15 as everyone navigated the Labor Day holiday and back-to-school routines.

This surge in new inventory gives buyers more choices across several price ranges, particularly under $400k and in the $600k+ bracket. Meanwhile, mortgage rates edged up slightly, with the 30-year fixed sitting at 6.71% and the 15-year fixed at 6.04%.

Buyers were out in full force this past week! Pending contracts jumped to 30 (a +10 increase) and sold properties rose to 22, even as new listings dipped to 18. With buyer demand outpacing new inventory, active listings are getting scooped up quickly across several price brackets.

On the rate front, 15-year fixed mortgage rates dipped below 6% to 5.98%, with the 30-year fixed sitting at 6.66%.

Things were pretty steady across the board this week, with overall activity dropping just a touch. Interest rates have ticked down slightly in recent weeks, with the 30-year fixed sitting at 6.65%.

With local schools starting back up over the next couple of weeks, a lot of families are focused on getting routines settled. Once everyone gets back to normal schedules, I am projecting another spike in market activity as buyers and sellers jump back in before fall.
