➡️ A Pre-Closing Search checks for last-minute updates to the property or parties right before closing.

➡️ A Final Abstract Continuation is an update to the abstract itself—bringing the title record current through the recording of closing documents.

➡️ A Post-Closing Search is a follow-up check to confirm documents were recorded and to identify any new filings after closing.

Why it matters:

These are not interchangeable services. Each serves a different purpose in the transaction process.

Just because a lien is old… doesn’t mean it’s gone.

Liens stay attached to a property until they’re properly released—even if they’re years (or decades) old.

➡️ Why it matters: An old, unresolved lien can delay closing until it’s cleared.
