Getting under contract is exciting… but that’s when the real process begins.

There’s a lot that happens between “offer accepted” and “keys in hand,” and most buyers don’t realize how many moving pieces are involved.

Inspections.
Title work.
Appraisal.
Loan processing.
Deadlines.

Buying can absolutely feel overwhelming.

But with the right guidance, it becomes clear, organized, and manageable.

If you’re planning to buy in NH this year, understanding the process isn’t necessary if you have a good agent but it does help relieve some stress!

What Becoming a REALTOR® in New Hampshire Has Taught Me So Far:

1. The laws and regulations are constantly evolving. Staying educated is not optional.

2. You can’t assume anyone understands the process. Clear explanations matter.

3. Everyone communicates differently. It’s my job to adapt to texts, calls, or detailed breakdowns.

4. REALTORS don’t really control their schedules. Our clients’ timelines often become ours.

5. The market changes quickly. Strategy matters more than ever.

6. You are not just buying or selling a house. You are closing one chapter and stepping into another, which deserves a lot of care!

But the biggest lesson hasn’t been about contracts or strategy.

It’s been about people.

Buying or selling a home isn’t just a transaction. It’s often tied to major life transitions like growing families, new jobs, difficult goodbyes, fresh starts.

This career has reminded me that preparation matters, strategy matters, communication matters, but care matters most.

Buying a house in New Hampshire requires a few extra steps compared to some other states. The first 5 things I look at are:

❄️ Sun scorched grass (or weeds), plowing responsibility, trash removal, heating bills

💧Water testing and Radon (We aren’t called the Granite State for Nothing) Radon and Uranium are high due to the granite in our soil and need to be remediated and maintained. Radon is proven to be linked lung cancer but it is manageable.

🏡 Water in the basement. New or Old, doesn’t matter. Your basement will get water Rin it at some point so we need to consider flooding history, sump pump setups, and foundation cracks.

✈️ Lot Privacy (or lack of) When the leaves fall, visibility to neighbors rises. We also have a lot of small airports around and plane traffic which fluctuates.

🌳 Zoning/ HOA/ Co-op rules can interfere with your plans sometimes. It’s always best to do your research ahead of time so you don’t fall in love or god forbid 🙏 find out after buying.

Don’t stress though! A REALTOR like myself with investigate all of these factors and make sure you have what you need to make an informed decision before moving forward.
