New Hampshire's housing market reached another milestone in July as the median sales price for single-family homes climbed to an all-time record of $580,000, a 5.5 percent increase compared to June 2025, according to the New Hampshire Association of REALTORS®.

Despite mortgage rates remaining elevated, the market continued to demonstrate surprising strength. New Hampshire REALTORS® reported 1,532 closed sales during the month, a 10.4 percent increase over one year ago, while pending sales also rose 7.2 percent, signaling continued buyer demand and suggesting closed sales may remain strong in the months ahead.

The number of homes available for sale in July reached 2,992, the highest level since the COVID-19 pandemic and 15.6 percent higher than July 2025. While the increase in inventory is encouraging and provides buyers with more choices than they have had in several years, it remains well below what is needed to meet demand across the state.

Every fall, I find myself saying the same thing…

There really is nowhere I’d rather be than New Hampshire. 🍂

The cool mornings, colorful trails, mountain views, farm stands, and drives that somehow never get old. It doesn’t take much to appreciate living here.

This walk was on the Cotton Valley Rail Trail in Wakefield/Wolfeboro, and it’s one of my favorite places to enjoy the season.

⚔️ Reminder! This weekend is your last chance to visit the Maine Renaissance Faire in Acton, just minutes over the New Hampshire border.

Between the live performances, incredible costumes, delicious food, unique vendors, and friendly atmosphere, it’s become one of our favorite summer traditions.

And yes… my little crusader had to dress for the occasion. 🛡️❤️ (I made his costume, and I think he wore it better than I ever could!)
