I figured this would be a good topic to post about after running into it during a home inspection I completed the other week.

The home I inspected had polybutylene piping which is something many homeowners and buyers may not even realize they have. Polybutylene was commonly used in homes from the late 1970s through the mid-1990s as a plumbing material but over time it became known for being more susceptible to deterioration and potential failures.

Just because a home has polybutylene piping doesn't necessarily mean there’s an immediate issue, but it is definitely something worth identifying and understanding when buying or owning a home. I posted a picture to show you what to look for if you're curious in your own home.

Fireplaces add comfort and value to a home but they also require proper inspection to ensure safe operation and long term performance.

Here’s what I’m looking at during a fireplace and chimney inspection

I inspect all readily accessible and visible portions of the fireplace and chimney for signs of damage, deterioration, or safety concerns.

Lintel (Support Above the Opening):
I check the lintel to make sure it’s properly supporting the masonry above the fireplace opening.

If it’s accessible, I open and close the damper to make sure it’s working properly.

I inspect the cleanout door and frame to make sure they’re in good condition and functioning as they should.

I identify and document the type of fireplace, since that plays a role in performance and safety.

Why does this matter?
A lot of fireplace and chimney issues aren’t obvious at first glance but they can lead to drafting problems, moisture intrusion, or fire hazards if left unaddressed.

Ever notice a white, chalky substance on your basement walls?
This is called efflorescence and it’s a common sign that moisture is entering through your foundation.
As water passes through concrete or masonry, it carries minerals to the surface. Once the water ev***rates, those minerals are left behind as a white residue.
While efflorescence itself isn’t harmful but the presence of moisture should never be ignored.
Over time, excess moisture can lead to the following:

• Mold growth
• Musty odors
• Deterioration of building materials
• Potential structural concerns

What can you do?
• Ensure the ground around your home slopes away from the foundation (positive grading)
• Keep gutters clean and direct downspouts away from the house
• Seal any visible cracks in the foundation.
This is often an early warning sign that something may need attention.

Your electrical panel is the control center of your home, but it’s often overlooked.
During every inspection, I check for proper labeling, signs of overheating, and wiring issues like double-tapped breakers and undersized wires which can create loose connections and safety concerns. I also look at proper bonding and grounding to make sure the system is functioning safely.
Problems here can range from simple fixes to more serious issues if ignored.

A lot of homeowners don’t realize that roughly 40–50% of the air you breathe inside your home can come from the basement or crawlspace. If those areas have moisture, mold, or poor air quality, it can affect the entire living space above. Whether you have an older or even a newer home, it’s a good idea to keep an eye on moisture in the basement or crawlspace. This can be improved by sealing cracks and gaps, installing a v***r retarder, using a dehumidifier, improving drainage around the foundation, or even encapsulating the space to help control excess moisture. As a home inspector, this is something I inspect and pay attention to. it’s definitely worth paying attention to for both your home’s condition and the air you and your family are breathing!

Dryer vents are something I check during home inspections, and they’re easy for homeowners to overlook. Over time, lint can build up inside the vent line and restrict airflow. This could make your dryer work harder, increase drying times, and in some cases even create a fire hazard. It’s a good idea to regularly clean your dryer vent and check behind the dryer for lint buildup.
It’s also important to make sure the dryer is venting properly to the exterior of the home. The vent hood outside should be clear, open freely when the dryer is running, and not be blocked by lint, debris, or screens.

As part of the InterNACHI Standards of Practice, I inspect and test a representative number of GFCI outlets in areas where moisture is present such as kitchens, bathrooms, garages, exterior locations, and unfinished basements. GFCIs are designed to protect you from electrical shock, but they don’t last forever and can fail without you realizing it. I often find missing protection, improper wiring, or outlets that won’t trip when tested. You should be testing these monthly to ensure they’re functioning properly. it’s a simple safety device that can make a big difference!
