This is what dreams are made of ✨

A huge congratulations to Nora and Paul on the keys to their very first home!

From the moment they walked in, they just knew. You know that feeling - when a house stops feeling like a house and starts feeling like your future. That was them. They could already see the mornings, the holidays, the everyday little moments waiting to happen here.

And then there was the fountain. Their little one spotted it and was completely enchanted - it was pure magic watching her fall in love with the yard. So enchanted, in fact, that the sellers generously left it just for her, along with so many other thoughtful touches to help them settle in.

July Market Update - Sandwich, MA 🏡

The numbers are in, and this July gives both buyers and sellers something to work with.

Inventory is up 37% year over year, with 63 homes on the market - that's more breathing room for buyers than we've seen in a while. Months of supply climbed to 3.58 (up 54.5%), so choices are opening up.

At the same time, sellers are still in a strong spot. 96% of homes sold for over 95% of list price, and the median sale price held near $802,500 (down just 2.7%). Homes are moving in about 37 days, and unit sales ticked up 4%.

After 20+ years living and selling here in Sandwich, my read is this: it's a more balanced market than the headlines suggest. Well-positioned homes are still selling close to ask, and buyers finally have a little more to choose from.

What a way to spend a Friday afternoon! The Mill Creek Rubber Ducky Derby splashed down on July 24th, and it did not disappoint.

Three things Cape Cod buyers need to know right now 🏡

1. Inventory is tight.
There are fewer homes on the market than most buyers expect, especially in the price ranges people are actually shopping in. When one checks your boxes, waiting a week to think about it often means watching it go under agreement without you.

2. Well-positioned homes move fast.
Priced right, showing well, in a location people want - those don't sit. The ones that linger usually have a reason, and part of my job is helping you tell the difference.

3. Preparation is your advantage.
Get your financing lined up before you start looking. Know your must-haves versus your nice-to-haves. And remember that timing, contingencies, and terms matter here more than people realize.

After 15+ years selling on the Cape, I can tell you the buyers who win aren't always the ones with the biggest budget. They're the ones who are ready when the right house hits.

📊 Sandwich Market Update - June 2026 vs. June 2025

The numbers are in, and here's what they mean for you: inventory is up nearly 32%, which means more choices for buyers than we've seen in a while. Homes are taking a little longer to sell (38 days on average), and with a median sale price of $778,250, sellers are still seeing strong values - 88% of homes sold for over 95% of list price!

My take? The market is finding its balance. Buyers have more breathing room, and well-priced homes are still moving. Whether you're thinking about buying, selling, or just curious what your home is worth, I'm always happy to talk Cape Cod real estate.

What a 4th of July in Sandwich! 🇺🇸

Started the morning at the Sandwich parade handing out fans and flags to spectators - about 100 in all! Seeing so many familiar faces (and new ones!) lining Main Street is one of my favorite parts of summer here.

Then it was off to Seafood Sam's Sandwich with family and friends for fried clams and steamers - because is it even the 4th on Cape Cod without them? 🦪

We ended the night watching the fireworks light up the sky at the Tree House Brewing Company. The perfect finish to a perfect day.

And the icing on the cake? I got my first-time homebuyers under agreement this weekend! 🎉🔑 There is nothing better than helping a buyer take that first step toward calling Cape Cod home.
