Hey guys, I've had a few people reach out saying they would like to get into the fix and flip game, but they don't have the cash to get started. They tell me "All the deals you post say CASH BUYER ONLY." They're right- all the deals I have for sale at a large discount are cash only deals. These properties will not qualify for FHA or conventional loans, which means you have to have cash.

The best way to get started if you don't have the funds is to work with a hard money lender. This type of lender will fund 80% of the purchase price and 100% of the renovation expenses.
