“We’d love a little more space…but the interest rates.”

“We’re ready to downsize…but we’re waiting for rates to come down.”

I hear some version of this ALL the time. And yes—interest rates absolutely matter. But they’re only one part of the equation.

Here’s what I want more people to understand:

Waiting for a lower rate doesn’t necessarily mean waiting for a lower payment.

Take Warrenville as an example. In August 2023, the average sale price was $287,500 and mortgage rates were around 7.18%.

By August 2024, rates had dropped to around 6.35%—but the average sale price had risen to $325,000.

So even though the rate improved, our hypothetical buyer putting 20% down would actually have had a slightly higher principal & interest payment.

That’s why I encourage people not to make a decision based on the interest rate alone.

You may potentially be able to refinance your rate later if rates fall and the numbers make sense. You can’t go back and buy a home at yesterday’s price.

Does that mean you should buy right now? Not necessarily. It means that if your current home isn’t working for your family anymore, it’s worth finding out what your options actually are before deciding to wait.

I work with some wonderful local lenders who are very good at doing exactly that—helping my clients look at the whole picture, explore different financing options, plan ahead, and find opportunities to save money along the way.

So if you keep finding yourself saying, “We’d move, but the rates…” reach out.

A 3% mortgage rate is a pretty wonderful thing, but should it be the only reason you stay in a home that no longer fits your life?

I hear this often: “We’d love to move, but there’s no way we’re giving up our rate.”

Before you decide what’s best for you, it’s worth looking at the full picture.

Your current interest rate is only one part of the equation. Climbing home prices, your equity, the value of your current home, the price of the home you’d like to buy, taxes, insurance, and maintenance, all impact monthly payments. And something that’s harder to put into a spreadsheet - what you want your life to look like.

There can also be a cost to waiting. If the home you hope to buy is more expensive than the home you own today, appreciation can increase that price difference over time. That doesn’t mean you should move now. It simply means it’s worth running the numbers instead of letting one number—the interest rate—make the entire decision for you.
