1. Set a Realistic Budget:
Plan for total costs.... TOTAL.
Of course it's important you include the cost of the land, permits, and utility hookups, but what is your VISION? Does your end game include an outbuilding and a pool? Set aside a seperate budget for that.
AND, add a cash cushion for unexpected expenses and the pretty chandeliers you weren't expecting but just HAVE to have because you're now in love with them.
2. Understand the Timeline:
Depending on the builder and location, expect construction to take six to twelve months. Design and planning could add several more months.
If you're working with a custom builder, the total time from start to finish could easily be two years.
AND please, please, please understand that weather and supply chain issues WILL happen and they WILL cause delays.
3. Know the Construction Stages:
Phase one covers site prep and the foundation.
Phase two involves framing and roofing.
Phase three adds plumbing, electrical, and HVAC.
Phase four finishes the interior and exterior.
Phase five requires the final inspection.
Please understand, there's a specific sequence that is required for each subcontractor to complete their work.
4. Focus on Behind-the-Wall Quality:
Good insulation and flashing protect the home.
Fix layout plans before walls go up.
If you think you want an additional light here or an extra outlet there in the future, do it now.
Late changes cost a lot of money and add to delays.
5. Hire the Right Team:
Pick a trusted builder in your area. Tour homes they have built, all for a list references, check out their reviews.
Get every detail in a signed contract. If it's not in writing, it doesn't exist.
Clear communication stops costly mistakes.
