April 2025 KANSAS CITY Housing Market Snapshot
Here’s what’s happening in the real estate market around KC — explained simply:
• Average Sale Price: $362,367
→ This is the average price homes are selling for, and it’s up 2.1% from last year — showing steady growth in home values.
• Closed Sales: 3,216
→ That’s how many homes were sold last month. It’s down just 0.6%, so sales are staying strong.
• Pending Sales: 3,592
→ These are homes under contract that haven’t closed yet. This number is down 3.6%, which could mean slightly fewer buyers are locking in deals right now.
• Days on Market: 43
→ On average, it’s taking 43 days for homes to sell once they’re listed — no change from last year, so still a healthy pace.
• Total Inventory: 7,070 homes
→ This is how many homes are currently for sale. Inventory is up 9.2%, which is good news for buyers — there are more options!
• Months of Supply: 2.3
→ This tells us how long it would take to sell all the current listings at the current pace. A balanced market is around 5-6 months, so this still favors sellers.
• Percentage of Asking Price Received: 98.7%
→ Sellers are getting almost full asking price on average, meaning demand is still high and homes are priced well.
Bottom line?
More homes are hitting the market, prices are holding strong, and it’s still a great time to buy or sell in Kansas City.
