The #1 mistake homeowners may make when selling their home is overpricing it from the start.

It feels logical — “leave room to negotiate,” “my home is worth more,” or “let’s test the market.” But in reality, overpricing usually backfires hard.

Why overpricing hurts your sale

1) You scare off the best buyers early
Your strongest, most motivated buyers show up in the first 1–2 weeks. If the price feels off, they won’t even tour it.

2) The listing goes stale
Days on market climb → buyers assume something is wrong → lowball offers start rolling in.

3) You often sell for LESS than if priced correctly
A well-priced home can spark competition and multiple offers. An overpriced home usually chases the market downward.

4) Online filters work against you
Most buyers search by price brackets. Price it at $505K instead of $499K and you might disappear from a huge pool of buyers.

What successful sellers may do instead:

✅ Price at (or slightly below) true market value
✅ Create urgency and competition
✅ Let buyers bid the price UP, not negotiate it DOWN
✅ Align with recent comparable sales (comps), not emotional value
