Kansas City is the BEST PLACE in the United States to take a working vacation. That's confusing. So if we live in Kansas City there's no reason to go on vacation to work. Aren't we lucky.

This is the reason the housing market is a mess. They actually mentioned Kansas City as one of the only Cities in the country where rents went down a whooping .008 percent or a little less than 1%. That is not what my buyers are telling me about rents. Very interesting episode.

It's Radon Awareness Week. Radon is a gas that might be in the ground under your home. Radon is the number one cause of lung cancer among non-smokers, according to EPA estimates. I bought a Radon Test Kit from Johnson County a few years ago and my home was 9.1, so it was above the EPA's recommended level of 4. Because of those Radon results we had a Radon Mitigation System installed. Learn more about it below.

What a crazy weekend. I got 2 BUYERS, yes BUYERS under contract in this absolutely insane Real Estate market. The best one was when I asked how they wanted it Titled. They said in their Trust. I said what's the exact name of the Trust. She said well let me find it. After 10 minutes she says I found it. I said OK read it to me. She says I can't because I lost my reading glasses.

Selling a home for a Seller that lives out of state & with a renter occupying the home is complicated. I kept in constant contact with the seller by phone, text, and video. The Seller decided what repairs were going to be done & I coordinated everything with the contractors & renter. Both myself and the Seller treated the tenant with kindness and respect during the entire process of getting the home ready to sell. If the tenant stopped paying rent or decided not to leave there was nothing the seller could have done legally because you can’t evict during the pandemic. I got permission from the tenant to open the home non stop for an entire weekend. The tenant kept the home clean over the weekend so the home would look its best. It SOLD that weekend. The Seller didn’t lose a dime of rent and the tenant got to stay until his new place was ready. The tenant moved out 2 days before closing so we could get the home cleaned for the new buyers. I want to thank the Seller and the tenant for a perfect seamless transaction.
