What I’m about to say is highly controversial. This topic has been heated and even turned personal. I might lose business, even friends. But this is Facebook and everyone is dying to know what I think. So here goes…

After a year or so of this raging debate, Chick-fil-A chicken is hands down better than Popeyes. Here’s 3 reasons why:

#3) The hands that prepared it. No one does customer service like Chick-fil-A. Food tastes better when you’re happier. And interacting with any Chick-fil-A employee puts you in a good mood. It is MY pleasure to purchase their chicken.

#2) It’s always crowded. It’s fun to be a part of something that everyone else loves. I guess you could say I’m the opposite of a hipster. I want to be where the party is.

#1) It tastes better. Don’t get me wrong, Popeyes sandwiches are a little cheaper and the sandwiches are bigger. But the simple fact remains that it doesn’t taste as good as Chick-fil-A. Plus, Popeyes sandwiches are messier. Taste is always king and Chick-fil-A wins there.

Things might get spicy in the comments, but I really want to know. Are you Team Chick-fil-A....or Popeyes? 🐔

Hey guys, check this out. Here are 3 homes in the Lawrence area that recently sold above asking price.

As a professional Realtor, here's my opinion of WHY they sold for the prices they did.
I'll break down each specific house so you can get an idea of what homes are selling for right now.

Hopefully, this is useful if you're considering selling a home this year.

House 1 – 3001 W 26th St in Lawrence. This open floor plan 4-bedroom 3 bath home sold for $376k, which is the same as the asking price. However, I wanted to include this so you could get a feel for the current real estate market here. What I found particularly interesting was that this home needed some work when it was sold on the MLS in August of 2021 for $195,000. And now, with updates, this home was listed and sold for $181,000 more ($376K) less than a year later (March 2022). That is a 52% increase in value in just 7 months. This home has new interior and exterior paint, a new HVAC and a new deck. It's in a quiet neighborhood, which is appealing to a lot of buyers, and is within walking distance of a nearby park.

House 2 - 5915 Longleaf Circle in Lawrence. This 2-bedroom, 2 bath sold for $271,000 which was roughly $6K over the asking price. And it was marked pending within 2 days (when the sellers were available to review the offers). This home was move-in ready with fresh interior paint, new carpet, and a new roof. Also, the patio had a sweet pergola on it. The sellers thoroughly cleaned and decluttered to better appeal to buyers.

House 3 – 4704 Broadway Drive in Lawrence. This home sold for $474,900. That was indeed the original list price, which shows you that the listing agent and seller made a great decision on pricing. This 4-bedroom, 3 and a half bath home was offered for the first time in 29 years. Amazing landscaping with an inground sprinkler system, a master bedroom on the main floor with a bathroom ensuite and a larger than what is a standard 2-car garage. It has a finished backyard and the sellers cleaned and de-cluttered, which helped showcase all the best attributes of this home. This all contributed to it being on the market for exactly one day before going pending the next.

Would you pay $1 to save $0.25? Of course not. But for those waiting on housing prices to go down before buying here in Lawrence, that's exactly what they are doing. Here's an example:

Let's say you have your eye on a home here in Lawrence that's currently listed at $350k. And can get an interest rate of 5%. The mortgage payment would be around $1,800/mo.

Now, imagine waiting 8-12 months and prices actually start to come down. For this example, we'll say the same house is still on the market but is now listed at just $325k -- that's $25k in "savings" right? You happily buy the home at an interest rate of 6.25%. It may seem crazy, but 6.25% is still a relatively low rate historically.

Here's the catch… the mortgage payment is now going to be about $2100/mo. Even though you "saved" $25k on the list price, it’s a higher mortgage payment in the end. And $300/mo ads up. In fact, that $25k of "savings" is really going to cost over $100k through the life of a typical 30-year mortgage.

A lot of people think that housing prices can't keep going higher, and eventually, they'll have to come back down. That's probably true in the long run. And if interest rates stayed the same, they’d be right to wait.

But most people are surprised when they find out the interest rate has a more significant effect on the monthly mortgage payment than the price of the home.

Interest rates matter.

So, for anyone thinking about buying a home but hesitating to buy at a high price, I'd recommend calling a lender first. See if it's "worth" the wait or not.

Time for a history lesson.

Anytime someone uses the phrase "plain vanilla," as if it somehow means boring or unoriginal, I kind of laugh to myself. Apparently, folks don't know the real history of vanilla. For starters, it's the second most expensive spice in the world ( #1 is saffron). Vanilla is the only edible fruit out of THIRTY-FIVE THOUSAND species of orchid. Frankly, it's a statistical miracle. It requires a special tropical climate to grow, and each flower blooms for, wait for it....one day.

Pound for pound, vanilla seeds are worth more than silver.

Historically, only kings could afford such a rare delicacy as vanilla.

Not to mention the invention of ice cream itself, which would have required sending an expedition to the mountains to bring back ice during a hot summer. And yet here I am, casually enjoying this frozen dessert flavored with one of the most miraculous spices in the world.

You may call it "plain vanilla." I call it a miracle.

Modern life is amazing if you have an attitude of gratitude.

For me, the real test of how good an ice cream place is, is testing out their "plain" vanilla ice cream. If it's good, then I guarantee you all their other flavors will be good too! And I’m going to tell you from experience that Sylas and Maddy's Homemade Ice Cream here on Mass in Lawrence has incredible vanilla ice cream. In addition to that they are open until 10PM so (like me in the picture) you can come get some ice cream after you finish up with dinner.

At least two times a month on Saturday, I pick up my sister, Kelsey, from her house. We've lived in Kansas now for 20+ years. We always try to have fun and explore new places or new activities, catch up and hang out at some coffee shop, and then we grab a pizza at Pizza Shuttle before going back to our daily lives. We love every single minute of it.

One of the reasons I started a real estate business was so that I can work hard for my clients but still be there for my favorite family members and be a part of their lives.

I was filling up my tank and thought... how much gas could you buy with $50,000 in Lawrence? So, I crunched the numbers on my calculator. 😁

$50,000 would get you about 13,193 gallons... which if your car gets 50MPG like my Toyota Prius, you'd go 659,650 miles!

That's enough to take you around the Earth about 26 TIMES!

To be honest, I was curious because I ran numbers on how much extra my sellers got in 2021. We got sellers $20K to $40K, even $50K more than they hoped for.

It's pretty simple. I use a world-class advertising method! And no, that's not realtor-speak for newspaper ads, benches, mailers, and billboards. Nope. Nothing against people who do, but in 2022 there are far better ways to help tens of thousands of buyers to see your home.
