Inventory is down with the school rush now that school is out. Interest rates remain the biggest challenge, but just remember that rates are just temporary. As soon as the rates come down you can refi and bring that payment down. Or as we say, "Marry the house date the rate".

We began 2026 with sales up and inventory flat which bodes well for home sales going into the selling season. Also adding to increased optimism is that rates are back in the 5s again!

Days on market, months of supply, and inventory, continue to creep up. The rest of the year should be a good time to buy with demand waning now that school has started. Interest rates should come down some as well and we could potentially see rates back in the 5% range again, in the next 6 months.
