We began 2026 with sales up and inventory flat which bodes well for home sales going into the selling season. Also adding to increased optimism is that rates are back in the 5s again!

Days on market, months of supply, and inventory, continue to creep up. The rest of the year should be a good time to buy with demand waning now that school has started. Interest rates should come down some as well and we could potentially see rates back in the 5% range again, in the next 6 months. The housing market remains resilient! Certain areas in KC are selling better than others, but the market overall remains solid. We still see houses selling with multiple offers and above full-price, albeit not as much as we experienced these last several years.

I think the biggest take-a-way in February saw the horrendous January & February weather cause a downtick in sales, but based on pendings, I think March will make up for that. 2 months of supply is still not bad and it is still a great time to sell. Enjoy the beautiful spring weather! 🌷🪻🌹🌺🌸🌼🌻

Days on market, months of supply, and inventory, continue to creep up. Buyers are able to negotiate better deals, but they need to with interest rates back around 7%. Closed sales up, but pending sales are down. Such a weird market! If you or someone you know is thinking of buying or selling, please reach out.
