Hey All,
Many areas of the mid-west are in the worst drought since the Dust Bowl. This extreme lack of precipitation has caused the soil to contract and shrink away from foundations as well as out from under patios, slabs, stoops, stairs, porches, deck posts and other parts. As the soil shrinks, footings can drop or crack, causing the structural components sitting on or in the ground to shift or sink. Other serious structural damage can occur from this condition as well. By the time you notice cracks in the sheetrock or brick chimneys, the damage can be difficult and expensive to repair.
All homeowners need to re-hydrate the soil around their foundations, patios, stoops, deck footings, stairs, driveways, walkways, etc. The proper way to re-hydrate the soil is to start by watering ten feet out and gradually watering closer and closer to the foundation. DO NOT JUST BEGIN WATERING A FOUNDATION FROM WHICH THE GROUND HAS SHRUNK BACK OR YOU WILL FLOOD YOUR BASEMENT!!! It is imperative that you let the ground re-hydrate from outside the perimeter of the house so the ground will swell with the water and seal the gap at the foundation wall. Then, gradually water right up to the foundation wall, keeping an eye on conditions inside your basement or crawl space to make sure you don’t over-water. It is critical to water every side of your property, not just sides that may look as if the ground has shrunk or dropped. The ground needs to re-hydrate evenly all around the house.
Most areas have a moisture deficit of over 10 inches so re-hydrating the ground will be a slow, ongoing process until Nature takes over and helps us catch up! Just watering heavily for a couple of hours here and there will do more harm than good. Please follow the instructions in the previous paragraph. Soaker hoses are a good answer when you finally get close to the foundation to water it. Otherwise, use a sprinkler set on LOW to make sure the water goes in slowly enough to trickle to a depth of ten to eighteen feet of dirt.
