Your July 2026 Market Stats are in!
For buyers: The Kansas City regional market remains competitive, but buyers have slightly more breathing room. Homes took an average of 36 days to sell in July, up from 34 days last year, while sellers received about 98.1% of their original asking price. Inventory remains tight at 2.6 months of supply, so attractive, well-priced homes can still move quickly. Buyers should be prepared to act decisively, while using inspections, thoughtful offer terms, and potential new-construction incentives to create value.

For sellers: The July numbers remain encouraging: combined home sales increased 5.1% from last year, the median sales price rose 3.9% to $349,900, and the average price increased 2.5% to $406,907. With only 2.6 months of supply, conditions still generally favor sellers. However, pending sales fell 7.4%, suggesting demand may be moderating, so accurate pricing and strong presentation are essential—today’s buyers will compete for the right home, but they are less likely to overlook an overpriced one.
