📣 Local Commercial Real Estate News 📣

Big news for Shawnee: The Shawnee Planning Commission gave the green light to a proposed multifamily development that spans dozens of buildings on nearly 27 acres of land. 🏢

The development is planned to be built south of Shawnee Mission Parkway and east of Kansas Highway 7 on property that is currently unplatted and comprised mostly of overgrown farm fields, according to city documents.

The development as currently planned would contain 47 buildings, including:

▫️ 12 ranch-style, one-story duplexes with three bedrooms, two baths, basements and one-car garages

▫️ Townhomes in 25 two-, three- and four-plex buildings containing three to four bedrooms with two and a half to three and a half baths each, a great room, kitchen, dining and laundry, as well as either a one- or two-car garage

▫️ Manor homes in 10 two-story, nine-unit buildings. Three residential units will be on the first level, and six units will be located on the second level of these buildings. They will have one and two bedrooms with one to two baths each, along with a kitchen, dining, great room and laundry.

📣 Local Commercial Real Estate News 📣

Big news for Overland Park: The plan to build more than 900 new apartments and townhomes along with some commercial space in southern Overland Park is moving forward.

The project on the one-time site of a city fire station near 159th Street and Metcalf Avenue includes more than 930 multifamily units, some civic space for community gathering and more than 20,000 square feet of commercial space. M159 RE LLC is listed as the developer.

The project will include 873 apartments, 62 brownstones and 23,000 square feet of commercial space.

Big news for Overland Park: Wisconsin-based financial technology company Fiserv, Inc. is the mystery firm eyeballing Overland Park’s Aspiria campus as the home for a new regional hub.

The Fortune 500 company wants to lease out two existing buildings spanning roughly 425,000 square feet on the mixed-use campus for 2,000 white collar, in-person employees for at least 15 years. Some of those employees are expected to transfer from established Fiserv workplaces, though the majority of them would be new hires.

Northeast Johnson County developments to watch in 2025:

1️⃣ Former Macy’s redevelopment in Prairie Village

The project envisions the current Hen House grocery store to move into the first level of the building, with four retailers on the second floor. Construction is expected to begin in the first three months of 2025, with the first round of retail openings in 2026.

2️⃣ Mission Mart Shopping Center

The city of Mission and Sunflower Development Group are currently discussing a potential community improvement district for the shopping center.

3️⃣ The Karbank office-retail project in Westwood

The project envisions a six building office-retail development on the corner of Rainbow Boulevard and 50th Street.

4️⃣ Multifamily developments in Mission

• 5665 Foxridge Drive — A 307-unit, five story apartment complex proposed for the former JC Penney call center.

• Mission Beverly — A two-building, 262-unit apartment project near Powell Community Center, on both sides of Martway Street.

• Mission Flats — Formerly 58/Nall, a 77-unit apartment complex off 58th Street and Nall Avenue.

• Mission Vale — A 19-unit townhome project off 58th Terrace and Nall Avenue.

• The Lanes at Mission Bowl (phase two) — A 96-unit apartment complex building directly to the east of the recently built Lanes at Mission Bowl facility off Martway Street.

5️⃣ An active adult project in Fairway

A $65 to $70 million active adult project in Fairway, is about seven months away from completion. The 209-unit apartment complex geared toward people ages 55 and older is already leasing units.

6️⃣ The Rocks in Roeland Park

Featuring 280 apartment units and a 3,500-square-foot restaurant, anticipated completion in early 2027.

7️⃣ Merriam Grand Station

Mixed use project with 360 apartment units, several retail spaces, and a 10,000 square foot civic space.

Olathe developments to watch in 2025:

1️⃣ Gateway STAR bond district (119th & Renner)

Lamar Hunt Jr. and his son-in-law James Arkell are behind a $320 million “ultra-accessible” special incentive district near 119th Street and Renner Boulevard that features a multi-sport complex, amusement park, retail and other elements.

2️⃣ Downtown Olathe restaurants

In late 2024, city and Olathe Chamber of Commerce officials announced that three popular KC restaurants have plans to open new locations in downtown Olathe. That trio includes Char Bar, Third Street Social and Pizza 51.

3️⃣ Rosebud Plaza redevelopment (Santa Fe & Mur-Len)

Local real estate developer David Christie acquired the majority of the vacant and dilapidated Rosebud Plaza Shopping Center at the northeast corner of Santa Fe Street and Mur-Len Road and has plans to revitalize it with a $26 million investment. A new pickleball-focused entertainment venue has signed on to open a facility at the shopping center, and QuikTrip has signaled plans to relocate a store there.

4️⃣ Cedar Ridge mixed-use (Cedar Creek Parkway & Valley Parkway)

Oddo Development got approval in 2024 to build a large mixed-use development in Olathe’s high-end Cedar Creek area off Kansas Highway 10, just south of Lenexa.

In all, 300 apartment units are proposed in one E-shaped multistory building that will also have 5,000 square feet of commercial space. An additional 10 townhome units that will be owner-occupied are planned across two buildings. There will also be nearly 29,000 square feet of stand-alone commercial space for retail and restaurants.

5️⃣ Olathe Commons (119th & I-35)

The Olathe Commons project, planned near the Olathe Point Shopping Center, would feature a total of 214 dwelling units, including some cottage-court-style single-family homes as well as townhomes.
