One thing I wish more people knew about real estate:

**You don't have to be ready to move before you start asking questions.**

Some of the best conversations I have with clients happen months before they buy or sell. There's no house picked out. No sign going in the yard. Sometimes there's not even a firm timeline yet.

And that's okay.

That extra time gives us the opportunity to talk through options, make a plan and figure out what makes sense *before* a decision has to be made.

I loved getting to share this message in the latest issue of HAVEN Midwest because it's such a big part of how I believe real estate should work.

One of my favorite parts of real estate is that no two clients are alike.

Some people want the short version:
"What would you do if this were your house?"

Others want every detail, every report, and every reason behind a recommendation before making a decision.

Neither approach is better—they're just different.

This week reminded me that one of the best questions I can ask isn't about the house.

It's about the person.

**How do you prefer to make important decisions?**

The answer helps me communicate in a way that's actually helpful to each client. Some want the highlights. Others want the data. My job is to meet people where they are and guide them in the way that works best for them.

That's one small change I'll be making with future buyers, and I think it will make an already important process even better.

🏡 One of the biggest misconceptions I see...

Many buyers assume that if a furnace, air conditioner, roof, or water heater is "old," the seller should replace it before closing.

In reality, that's usually not how home inspections work.

The purpose of an inspection is to identify the current condition of the home—not to replace every component that's nearing the end of its expected lifespan.

A 20-year-old furnace that's heating properly is very different from a furnace that isn't working.

The same goes for a roof, water heater, or air conditioner.

That doesn't mean age should be ignored. It simply means buyers should understand:
✔ Is it functioning properly today?
✔ What is its expected remaining life?
✔ Should I budget for replacement in the future?

Buying a home isn't about finding a "perfect" house. It's about understanding what you're buying and making an informed decision.

That's why I spend so much time helping my buyers separate true defects from normal homeownership and future maintenance.
