Quick answer? Still strong!! Let's take a look at some of the details...

📈 Whether you look at this time last year, or year-over-year to date, the number of houses being bought/sold has increased! We are up 8% over 2025 by now.

⚖️ The average price for homes bought is also up about 8% BUT... they are setting on the market just a smidge longer and people are not getting quite what they ask. (Pricing your home is key!!)

Inventory, aka buyer options, are lessor...but this report is as of April. May and June are popular listing times once school is out and families are in the hunt before a new school year begins.

This is a hard truth for sellers. 😐

The market value of your house is NOT what you think it should sell for. It is NOT how much you have into the house with updates and renovations. It is NOT what you think your net sale price needs to be to move.

Market Value is set by what the buyer is willing to pay - considering current rates, other options in the market, and condition of your house today.

Pricing is key!! Here is the message sent when you price...

Too low → “What’s wrong with it?”
Too high → “Not worth seeing”
Just right → creates urgency and competition

Work with an agent that will tell it to you straight. No emotions. Facts of what buyers are going to consider.
