Before listing photos, I recommend one privacy sweep that is separate from cleaning and staging.

Check for:
-Mail and packages with names or addresses
-Prescriptions and medical information
-Open computer screens and paperwork
-School names, work badges, and family schedules
-Keys, alarm details, and visible access codes
-License plates and information caught in mirrors

Photographs spread quickly across listing sites, social media, and saved searches. Take five extra minutes in every room before the camera starts.

Your lender needs the real answer, not the easiest answer.
QUESTION 2
When will the funds arrive?
Timing can affect documentation and closing plans.
QUESTION 3
What paperwork will be required?
Ask the lender before anyone transfers funds.
QUESTION 4
Does the help come with expectations?
Talk openly about location, budget, ownership, and decision making.
Some questions belong with your lender.
Some belong with an attorney or tax professional.
All belong in the conversation before the offer.

The right concession depends on the problem the buyer needs to solve.

A lower price reduces the amount financed, but the monthly difference may be smaller than expected.
A seller credit toward allowable closing costs can help a buyer keep more cash available at closing.
A seller funded rate reduction may change the payment more, but the benefit depends on the loan, rate structure, time horizon, and lender rules.

For any specific home, I want the lender to run all three scenarios with the same assumptions. Then we can compare cash due, monthly payment, and the longer term cost side by side.
Which would matter more to you: less cash at closing or a lower monthly payment?

Sometimes the right move is… not to move. ❤️

Today, one of my sellers made the difficult decision to take her home off the market.

It wasn’t an easy decision. Life changed, circumstances changed, and selling right now no longer made sense for her- even though that meant changing some of the plans she had for her future.

And that’s okay.

My job as a Realtor isn’t to convince someone to buy or sell a house. It’s to help them look at the whole picture, talk through the options, and figure out what makes the most sense for their life… even when the best decision means not doing a transaction.

Sometimes we make a plan to sell now.
Sometimes we decide to wait.
Sometimes we realize there’s an option we hadn’t even considered.

But you shouldn’t have to figure it all out alone.

What value does an independent appraiser support for the lender’s loan decision?

ASSESSED VALUE
What value does the local tax authority use when calculating property taxes?
