I have a story for you... and it is a must-read.
A lesson on "WHO YOU HIRE MATTERS"
Online lending based out of state may sound great, on paper — attractive rates, promises of a HELOC on a current home to keep it as an investment while purchasing this one. “No problem,” they said.
The right questions weren’t asked.
Local knowledge wasn’t there.
Details matter.
These two homes were less than a mile apart — which created FHA complications. Exceptions were explored (growing family ✔️), but then came the next hurdle: rental income from the current home couldn’t be used the way they were advised. Forced switch to conventional financing… mid-deal (but not without a rate hike).
While all of this is unfolding, we are working overtime to keep the seller confident, calm, and committed.
Then came insurance — a request for documentation that Florida carriers simply do not provide. Another delay. Another explanation. Another save.
And just when we thought we were in the clear for closing week, buyers were instructed (late on a Friday) to pay off a car loan — but weren’t guided on how to do it. Trying to do the right thing, they mailed a cashier’s check… without tracking or documentation… days before closing.
The result?
Funds not processed in time.
Title not cleared.
Closing delayed.
Meanwhile, the seller had already moved out of state expecting proceeds for her next home. Thankfully she was gracious allowing the buyers to pre-occupy while we worked through the mess.
After rewritten insurance policies, extensions, and even turnover within the lending team… we made it to the finish line. One week later. Closed. ✔️
But not without stress that could have been avoided.
