Tim Veigle - Realtor The Watson Realty Corp Tim was born in Central Florida and has grew up in the area. In 2014, Tim decided to switch careers and became a Realtor.

He graduated from Lake Howell High School and received his degree in marketing from the University of Central Florida. While going to college, he was working as a call center and sales manager for AT&T. He learned a lot of valuable skills regarding running a business and providing extraordinary customer service from AT&T. He started with Watson Realty, and from there he started to grow his busines

s. Tim also likes to volunteer in the community. He currently volunteers for his business fraternity, Alpha Kappa Psi and oversees 12 chapters for the organization. He is also involved with the Casselberry Chamber of Commerce and was President of the organization in 2020. Tim learned the importance of family from his grand parents, which they had 8 children, 21 grandchildren and currently 48 great-grandchildren. You probably think as a general rule of thumb, brand new homes costs more than existing homes. But right now, that's backwards. This shows just how much.

A newly built home costs about $40k less than an existing one right now. That's because builders are cutting prices and piling on incentives to keep their inventory moving.

And that opens up a window for you to get brand new everything for less than you may expect.

Quick question: what's the one word you'd use to describe this year so far?

For a lot of people, it's stressful. And when everything feels shaky, it’s easy to second-guess the move you were ready to make. But the truth is, the housing market is one thing that’s been remarkably stable.

Home prices have been relatively steady for about 4 years now. The number of homes for sale is right about where it was last year (up 2%). And mortgage rates have held in the same general 6-7% range since late 2022.

A steady market comes with a perk. You can actually plan. What works for your budget today probably won’t look all that different in a few months.

I’ve been asked a few times what I’m doing tonight for my birthday. Dinner? Going out? Celebrating?

One of the biggest stories in the housing market these past few years has been how much the supply of homes for sale has grown. It’s the #1 bright spot for buyers in this market.

But you may have heard that growth has been slowing down.

It’s true it went from +31% a year ago to just +2% now. But that’s no reason to worry about your move.

Because nationally, inventory has been up year-over-year for 33 straight months. And the latest data shows the slowdown may have already hit its floor.

Plus, since rates aren't expected to come down much anytime soon, inventory growth may be about to pick back up.

The bottom line? Inventory is still better than it was last year – and that gives you options. And even more choices may be coming soon.

Mortgage rates aren’t random. They’re affected by 2 numbers.

The 10-year treasury yield and something called "the spread." That's the gap between the 10-year treasury yield and mortgage rates, and it usually sits around 1.76 percentage points.

Back in 2023, the gap in the spread ballooned up to 3.19 in response to economic uncertainty. If it were still that wide today, rates would be pushing almost 8%.

But the good news is the gap has narrowed to 2.01 (a lot closer to the long-term norm). And that’s a big positive for rates. It’s why today’s mortgage rate is in the upper 6s instead of touching 8%.

Here's the part a lot of people miss. Where rates are right now are already pretty close to what a totally normal spread would produce – a mortgage rate around 6.5%.

In other words, the fact that the spread has narrowed in recent years has helped mortgage rates. Sure, they’re still higher than you may want, but it could be worse.
