Same house. Same rooms. Completely different feeling. Swipe to see what I mean.

When a home sits empty, rooms feel smaller than they are. Buyers walk in and struggle to picture where the furniture goes, how they’d actually live there, whether it fits their life. That disconnect costs sellers money.

Professional staging changes everything — and these before and after photos tell that story better than I ever could.

The moment you walk into a properly staged home you feel it. It draws you in. It feels like somewhere you could actually live. That’s not an accident. That’s strategy.

Here’s what the numbers say:

Over 81% of buyers find it easier to visualize a home as their future home when it’s been staged — National Association of Realtors.

Staged homes stand out online where over 95% of buyers search first. They generate more interest, more visits, and a higher perceived value compared to the competition. And they sell up to 90% faster.

We have a professional stager we know and love — someone we’ve worked with for years and trust completely. If you’re thinking about listing in Tulsa, Owasso, or anywhere in northeast Oklahoma, staging is one of the most important conversations we have before your home ever hits the market.

Swipe through these before and afters and tell me — can you see the difference?

Feel free to DM me or call anytime. 918-855-9862

A few days ago, we tried blueberry picking for the first time, what’s a great experience.

We spent the morning at Thunderbird Farm in Broken Arrow, filling buckets with fresh blueberries and enjoying a beautiful Oklahoma humidity. The biggest surprise? How much better fresh-picked blueberries taste compared to store-bought.

Sometimes the simple outings end up being the most memorable. We’re looking forward to going back in the next couple weeks to pick Blackberries.

Have you ever been berry picking?

Oologah Lake delivered this weekend… and then someone had the nerve to steal all 15 of our juglines.

Wait, let me back up here.

We spent Sunday afternoon out on Oologah Lake with some friends running juglines and fishing for catfish. If you’ve never fished juglines, in my opinion, you’re missing out on one of the most fun ways to fish in northeast Oklahoma.

You set your jugs, you wait, watch, and then suddenly one disappears. When it pops back up, it’s starts dancing across the water. That’s a fish on. Pure adrenaline every single time, at least to me.

We managed to pull in six catfish before the day took a turn.

And then……. All 15 of our jugs were gone!

Someone helped themselves while we weren’t looking. Ughhhhhhh.

So now we get to spend this week rebuilding our entire jugline stash from scratch. Grrrrrrrrrr! But we’re grateful for the six catfish we landed before the Great Jugline Heist of 2026.

Oologah Lake is one of the most underrated fishing lakes in northeast Oklahoma. It’s just about 30 minutes from Owasso, covers more than 29,000 acres, and reminds you exactly why so many people love living and fishing in this part of the state.

Well, except for the person who seems to have mistaken our juglines for a community donation program.

So now other than helping Ed rebuild our jugs, I just need to decide how to cook the six we brought home. Fried or blackened? Honestly, both are the right answer when it comes to fresh catfish. There’s just something about a fish that goes from the water to your kitchen the very same day.

And if anyone spots 15 wandering juglines around Oologah, I know a couple of people who are accepting returns. 😡

Do you fish? What do you fish for? Drop it below.

One of my absolute favorite things is taking a drive up to the Tallgrass Prairie National Preserve to look for buffalo.

There’s just something about seeing them standing out in the prairie that never gets old to me.

But honestly… the craziest part is sometimes I do not even have to drive that far. I can go about 3 miles south of my house and find entire herds with babies close enough to photograph from the road.

People forget Oklahoma was once covered with massive bison herds roaming across the plains long before Oklahoma became a state. The fact that we still get to experience pieces of that history today is pretty incredible.

This is the kind of stuff I love about Oklahoma. The open land, the wildlife, the backroads, the history… all of it.

Sometimes you just need to slow down, take a drive, and appreciate how beautiful this state really is.

One of the things I love most about Tulsa is this:

When people are struggling, there are organizations quietly working behind the scenes every single day to help.

Today I had the opportunity to spend the morning at CityServe Oklahoma — a nonprofit serving families across Oklahoma who are facing crisis situations.

What most people never see is the amount of work it takes to get donations sorted, organized, and back out into the community where they are needed most.

This morning, volunteers worked together to sort more than 20 pallets of donations that were then organized into approximately 10 pallets ready for distribution across Oklahoma.

In just a few hours, volunteers completed work that would normally take their team nearly two weeks.

That matters.

Because strong communities are not built by one person doing everything.
They are built when people, businesses, nonprofits, and volunteers all decide to show up together.

Tulsa has more organizations like this than many people realize. Places full of people solving problems quietly without needing attention for it.

If you’ve never heard of CityServe Oklahoma, I’d encourage you to look them up. They are always looking for volunteers to help sort and organize donations, and the impact they make reaches families all across our state.

Sometimes the best parts of a city are the things happening behind warehouse doors most people never notice.

Most people walk into Boston Avenue United Methodist Church expecting beautiful architecture.

Then the organ starts… and suddenly the entire building feels ALIVE.

This isn’t just a church organ.
It’s one of the most important pipe organs in Oklahoma history.

The original organ was installed in 1929 during Tulsa’s oil boom era. Over the decades it evolved into a massive instrument with thousands of pipes hidden throughout the building — behind walls, above ceilings, and deep inside the sanctuary itself.

Some of the pipes are 32 FEET LONG.
The lowest notes don’t just sound loud… you literally feel them in your chest.

And the wild part?
The Art Deco architecture was almost perfect for it.

The curved sanctuary, mosaic walls, stone surfaces, and massive ceiling all turn the room into a giant acoustic instrument. The sound bounces, blooms, and fills every inch of the space.

Then those horizontal trumpet pipes fire off overhead like something from a movie soundtrack.

At full power this thing can sound less like an instrument…
and more like a thunderstorm wearing a tuxedo.

Tulsa honestly has one of the most underrated collections of historic downtown pipe organs in the country — and Boston Avenue’s is absolutely one of the crown jewels.

Today I learned something fascinating while touring Boston Avenue United Methodist Church.

Pink is everywhere inside the church.
The floors. The walls. The stained glass. The seat cushions. Even the incredible mosaic artwork that covers portions of the building. Some of those mosaics contain more than 750,000 individual tiles. The detail is unbelievable.

At first glance you notice the beauty.
But then you learn the meaning behind it.

In the spiritual world, pink is often connected to unconditional love, compassion, nurturing, grace, and emotional healing. Once you know that… you start seeing the building differently. The color choice suddenly feels intentional and deeply calming.

One of the most interesting pieces of Tulsa history we learned today was the connection between the church and Saint Francis Hospital through the Warren family.

William K. Warren Sr. and Natalie Warren founded Saint Francis Hospital as a gift to Tulsa with a vision of creating a place centered around healing and compassion. Natalie Warren specifically chose the now-famous pink Italian stone used throughout the hospital because she believed the environment itself should feel comforting and restorative.

The Warrens also had ties to Boston Avenue Methodist Church, including support for the church’s stunning mosaic installations years later. Suddenly the pink woven throughout both places makes perfect sense.

Honestly… I love learning little pieces of Tulsa history like this. You walk into a building thinking you’re seeing architecture, but really you’re seeing values, symbolism, and stories preserved in stone, glass, and color.

The email looks normal.
The instructions look right.
And then your down payment is gone.

Wire fraud is one of the most common scams happening in real estate right now—and most buyers have no idea it exists.

Here’s how it works:
A scammer intercepts communication and sends email “wiring instructions” that look like they came from your title company.

You wire the money… but it’s not going where you think.

How to protect yourself:
• Never trust wiring instructions sent by email alone
• Always call the title company using a verified number
• Confirm everything before sending funds

This is something we talk about with our clients before closing—because once that money is sent, it’s very hard to recover.

If you’re buying and want to know what to expect, I’m happy to walk you through it.
